What this means if you are selling
Buyers have more choice than a year ago: more active listings, more months of inventory and slightly longer days on market. Prices have held, so this is not a market where homes are losing value across the board, but it is one where buyers compare closely. In a market like this, homes priced from recent comparable sales, presented well and easy to show tend to move faster than homes priced on last year’s numbers.
If your home has been on the market longer than the homes around it, read why a house isn’t selling and what to do next, or request a home value review built from your neighborhood’s sales.
What this means if you are buying
More inventory and fewer pending sales give buyers more room to compare, ask questions and negotiate repairs or closing costs. Your monthly payment depends on rates, taxes, HOA dues and insurance as much as price, so run the full number with the True Cost of Homeownership calculator before you shop.
