Where it is
Porter and New Caney are in east Montgomery County along I-69/US-59, just north of Kingwood, where the Grand Parkway (SH 99) crosses.
Homes and character
A mix of acreage properties, established subdivisions and large master-planned communities with new homes.
Getting around
I-69/US-59 runs north and south. The Grand Parkway connects west toward Spring and The Woodlands. I do not quote drive times, because they change with the hour and the exact address.
Schools
Addresses here are served by New Caney ISD. Attendance zones change, so verify the zoned schools for any specific address directly with the district before you buy.
New construction
This is one of the busiest new-construction corridors in my market. Tax rates and builder incentives differ by section, so compare the total monthly cost and not just the price.
Neighborhoods and communities
- The Highlands
- Valley Ranch
- Tavola
These are neighborhoods and master-planned communities in this area. Individual neighborhood guides are being added in batches.
Common questions
Why are tax rates different from one section to the next?
Many newer sections sit inside a municipal utility district that adds its own tax. Ask me for the total rate on any home you are considering.
Can I find acreage here?
Yes. Porter and New Caney still have unrestricted and lightly restricted acreage alongside the master-planned communities.
