Quick overview
History and development
Fall Creek is a 2,300-acre master-planned golf community next to the Golf Club of Houston; first residents moved in in 2003. Source
The declarant under the master declaration was Fall Creek Development Partners, L.P. Source
The HOA's homes page credits Johnson Development as the developer. Source
The golf club site was El Dorado Country Club (George Fazio design, opened 1965, closed 1990); Redstone Golf Club opened in 2002 and the Houston Open was played there 2003-2019. Source
Homes and construction
The HOA's homes page puts homes at about $200,000 to $2 million and the community at about 2,500 homes. Source
The 2024 welcome booklet says the community has approximately 2,700 homes. Source
Golf course lots carry extra requirements under the declaration, including a 30-foot setback, masonry exteriors and a wrought-iron fence. Source
Location and getting around
WCID 96 is about two miles east of US 59 and North Sam Houston Parkway (Beltway 8), about 13 miles northeast of downtown Houston. Source
Everyday life
HOA membership does not give any right to use the golf course; the declaration grants the course easements for errant balls, noise and overspray. Source
Amenity access (both pools, gym, clubhouse park restroom, tennis) uses a Fall Creek photo ID badge; new owners bring their closing statement to the Clubhouse within a month of closing. Source
Each home may bring up to four pool guests, with a maximum of 10 people per address; groups of 11+ must book a paid party through Aquatic Advisors. Source
Good to know
The board approved 2026 budgets keeping the Fall Creek assessment at $1,190 per lot, Serrano Creek at $1,398 per lot and Fairway Crossing at $700 per lot (the last two in addition to the Fall Creek assessment). Source
At the August 11, 2026 meeting management presented a draft 2027 budget with assessment options including a possible increase; the rate was to be revisited in September 2026. Source
Rules worth knowing
Exterior changes (gates, sheds, pools, exterior paint) need an Architectural Modification Request through Spectrum AM; the ARC has up to 30 days to review. Source
Homes may be leased only under written leases, owners must give the association tenant contact information, and owners are responsible for tenant violations; the declaration as reviewed did not state a minimum lease term. Source
The board has said gating the community is unlikely because Mesa, Wilson and Aldine Bender are planned thoroughfares and privatizing streets would require replatting about 30 plats. Source
The board meets the second Tuesday of each month at 6:30 pm at the Clubhouse conference room. Source
