Magnolia

Acreage, trees and elbow room.

Where it is

Magnolia is a city in southwest Montgomery County at FM 1488 and FM 1774, west of The Woodlands.

Homes and character

Acreage-lot subdivisions, custom homes and newer master-planned communities, with more land per home than most of the market.

Getting around

FM 1488 runs east to The Woodlands and I-45. SH 249 runs south toward Tomball and Houston. I do not quote drive times, because they change with the hour and the exact address.

Schools

Addresses here are served by Magnolia ISD. Attendance zones change, so verify the zoned schools for any specific address directly with the district before you buy.

New construction

Custom and semi-custom builders are common here. Wells, septic systems and deed restrictions are worth a careful look on acreage.

Neighborhoods and communities

  • Lake Windcrest

These are neighborhoods and master-planned communities in this area. Individual neighborhood guides are being added in batches.

Common questions

Can I keep horses in Magnolia?

Some subdivisions allow them and some do not. I will pull the deed restrictions before you fall in love with a property.

How far is The Woodlands?

It is a direct drive east on FM 1488. Drive it at the times you would actually travel.
