River Oaks, Memorial & Tanglewood

Houston's established estate neighborhoods.

Where it is

River Oaks sits inside Loop 610 just west of downtown. Tanglewood is outside the Loop near the Galleria, and Memorial stretches west along Buffalo Bayou toward the Energy Corridor, including the Memorial Villages.

Homes and character

Historic estates on large lots, new custom construction, high-rise and mid-rise condominiums near the Galleria, and wooded lots in the Memorial Villages.

Getting around

Loop 610, I-10 and Memorial Drive are the main routes, with downtown, the Galleria and the Texas Medical Center all close by. I do not quote drive times, because they change with the hour and the exact address.

Schools

Addresses here are served by Houston ISD, Spring Branch ISD. Attendance zones change, so verify the zoned schools for any specific address directly with the district before you buy.

New construction

New construction here usually means a custom home on a lot where an older house stood. Lot value, deed restrictions and flood elevation drive the price.
