What it means if you are selling
Fewer homes sold than a year ago while the number for sale barely moved, so buyers have choices. Price to the most recent sales in your neighborhood, not to the highest one, and make the home show its best from the first day.
What it means if you are buying
A balanced market gives you room to negotiate on price, repairs and closing costs. With rates above 7%%, compare a seller credit for a rate buydown against a lower price before you write the offer.
