Want The Galleria, a rapid bus in its own lanes and a trail to Memorial Park all in one district? That's Uptown. But an extra district tax can show up on the bill, and in a high-rise the condo association's budget matters as much as the unit.

Five Things You Should Know Before Moving to Galleria and Uptown

  1. 1
    A possible extra district tax

HCAD lists the Uptown District (HC ID 1) at $0.143450 per $100 for 2025, on top of city, Houston ISD and county rates. The district says it taxes real and personal property inside its boundaries, so check whether the HCAD account includes it.

  2. 2
    Condo budgets and resale certificates

Texas Property Code 82.157 requires a condo seller to provide the declaration, bylaws, rules and a resale certificate covering dues, reserves, insurance and pending lawsuits. HAR's neighborhood facts count single-family homes, so condo pricing has to be researched building by building.

Buffalo Bayou and the 2026 ruling

Buffalo Bayou crosses Greater Uptown, and in April 2026 a federal claims judge ruled that the Army Corps' Addicks and Barker releases after Hurricane Harvey (2017) added flooding to downstream homes along the bayou. In a high-rise, the garage, ground floor and building systems matter as much as the unit.

    Redevelopment on single-family streets

The city says older homes in Briargrove are giving way to larger new ones and that Lamar Terrace is being redeveloped through a TIRZ, so construction nearby is common. HAR's Briargrove median market value is $1,153,743 with a median year built of 1959.

Michael’s Take Broker opinion, based on the sourced facts above

My take: Uptown works for a buyer who wants errands, dining and transit at street level and does not need a yard. On a condo, treat the resale certificate, reserves and insurance as part of the price, and ask for recent sales in that building, not neighborhood averages. On a house in Briargrove, expect rebuilding around you and confirm whether HC ID 1 is on the account.

Galleria and Uptown vs. Nearby Neighborhoods

Galleria and Uptown vs. Tanglewood

Choose Tanglewood and you gain: One homes association with a 24-hour patrol and back-door trash, on HAR's 16,500 sq ft median lots.

You give up: A 2026 fee of $3,150 per lot and a HAR median market value of $2,437,657.

Galleria and Uptown vs. Memorial Close-In

Choose Memorial Close-In and you gain: Estate lots beside Memorial Park (Sherwood Forest's HAR median lot is 56,192 sq ft) in Spring Branch ISD.

You give up: Higher medians, from $2.3 million to $5.2 million, and SBISD's $1.0231 school rate.

Galleria and Uptown vs. Bellaire

Choose Bellaire and you gain: Its own city police, fire, water, zoning and a resident recreation center.

You give up: Permits for almost any work and a city-documented flood history in Allison (2001), 2015 and Harvey (2017).

Questions buyers ask about Galleria and Uptown

Is Galleria and Uptown a good place to live?

It suits buyers who want shopping, restaurants and groceries close by, the Silver Line on Post Oak and a trail to Memorial Park, whether in a high-rise condo or a single-family street like Briargrove. Check whether the Uptown District tax is on the HCAD account, the condo association's resale certificate and reserves, and flood mapping along Buffalo Bayou.

Sources: Simon: The Galleria Uptown Park Whole Foods Market Post Oak Checked Oct 28, 2026

What are the downsides of living in the Galleria area?

Accounts inside the district can carry the Uptown District tax on top of city, HISD and county rates, and condos come with association dues and rules. Office, hotel and shopping traffic shares the main streets, and older single-family houses are being replaced by larger new ones, so construction is common.

Due diligence

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Galleria and Uptown.

01

City, HISD, county and the Uptown District

Inside Uptown a bill can include the City of Houston ($0.519190 per $100, 2025), Houston ISD ($0.8421, adopted 2026), Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026), the Port ($0.00603, 2026), Houston Community College ($0.098802) and, where the account lists it, the Uptown District, HC ID 1 ($0.143450, 2025). The seller's bill reflects the seller's value and exemptions, not yours.

  • The city's homestead exemption is 20% of value; HISD's is $140,000 plus 20%.
  • File your own homestead exemption with HCAD after closing.
  • For a condo, add the association's monthly dues to the carrying cost.

Before you make an offer: Pull the HCAD account, confirm whether HC ID 1 and HCC are listed, and estimate taxes at your purchase price before you set your budget.

02

Condo associations and subdivision restrictions

A Galleria condo comes with an association budget, reserves, insurance and rules, and Texas Property Code 82.157 requires the seller to provide the declaration, bylaws, rules and a resale certificate that the association must issue within 10 days of a written request. Single-family streets such as Briargrove and Tanglewood run on recorded deed restrictions that associations enforce and the City Legal Department can also enforce. Dues vary by building and subdivision.

  • The resale certificate shows dues, unpaid assessments, reserves, approved capital spending and pending lawsuits.
  • Ask the association for its rules on leasing, pets and renovations inside units.
  • City deed restriction hotline: 832-393-6333.

Before you make an offer: Get the resale certificate, budget and insurance summary during the option period and read them before the option ends.

03

Buffalo Bayou and address-level flood checks

Buffalo Bayou crosses Greater Uptown. In April 2026 a federal claims judge ruled that the Army Corps of Engineers' Addicks and Barker releases after Hurricane Harvey (2017) added flooding to downstream homes along the bayou. Mapped floodplain and street ponding vary by address, and in a high-rise the garage, ground floor and building systems matter as much as the unit.

  • HCFCD's mapping tool shows floodplains, channels and ponding by address.
  • MAAPnext draft maps cannot be used for insurance decisions yet.
  • For a house, ask for the elevation certificate and flood claim history.

Before you make an offer: Check the address on FEMA and HCFCD maps, ask the seller or association about past water entry, and price flood insurance before the option period ends.
