Michael’s Take Broker opinion, based on the sourced facts above
My take: Fulshear gives you newer construction and real room, from new master plans to original Fulbrook's big lots. What it asks for is distance. Before you sign, drive from the exact lot to your office and your doctor at the hours you would really go, and check whether the home is inside city limits, in the ETJ, in a MUD, or in the city and a MUD at once.
Fulshear vs. Nearby Neighborhoods
Fulshear vs. Katy
Choose Katy and you gain: The Katy Freeway toll lanes, three METRO Park and Ride lots and Katy ISD for much of the area.
You give up: Harris, Fort Bend and Waller county tax maps to sort out, plus Addicks and Barker reservoirs, which flooded upstream homes in Harvey in 2017.
Fulshear vs. Jordan Ranch
Choose Jordan Ranch and you gain: An H-E-B and an elementary campus inside the community, just south of I-10.
You give up: Fulshear MUD 3A at $1.12 per $100 (2025), a 0.25% foundation fee at each sale and production-size lots (HAR median 7,853 sq ft).
Fulshear vs. Cinco Ranch
Choose Cinco Ranch and you gain: 2025 MUD rates from $0.195 to $0.605 per $100 and a finished amenity network.
You give up: Older homes, resale only, and a Barker Reservoir flood-pool history.
