Five Reasons People Love Living in Bridgeland

  1. 1
    Sixteen builders to compare

The developer listed 16 builders and more than 40 model homes on Oct. 20, 2026, with builder prices starting at $334,990. That is a lot of floor plans and lot widths in one place.

    Bridgeland: Homes

  2. 2
    Trails and water everywhere

The developer's 2024 brochure counts about 250 miles of trails and about 900 acres of lakes and waterways, including 140-acre Josey Lake. Those are the developer's own estimates and may change with the land plan.

    Bridgeland brochure (Dec. 2024)

  3. 3
Real amenity centers, not just a pool

Lakeland Activity Center has a junior Olympic pool with 30-foot slides and tennis courts, and Dragonfly Park adds a beach-entry pool, a dog park, a splash pad and a 10-acre disc golf course.

  4. 4
    Groceries inside the master plan

Village Green at Bridgeland Central is anchored by an H-E-B of more than 100,000 square feet, with a first phase of about 28,000 square feet of shops and restaurants planned beside it.

  5. 5
Grand Parkway between I-10 and US 290

Five Things You Should Know Before Moving to Bridgeland

  1. 1
Your village sets the MUD and WCID tax

Each section pays a MUD and a WCID on top of county and school taxes. 2025 adopted MUD rates run from $0.79 (HC MUD 419) to $1.00 (MUD 490 and 491) per $100, and WCID rates from $0.16 to $0.415. The village to district pairing comes from the developer's 2022 table, so confirm it on the lot's HCAD record.

Harris County Tax Office: 2025 tax rates Bridgeland: 2022 tax rates by area Harris Central Appraisal District

  2. 2
    Three school districts

Cy-Fair ISD, Waller ISD and Katy ISD each serve parts of Bridgeland, so two homes in different villages can have a different district, school tax rate and calendar.

    Bridgeland: Schools

  3. 3
    Years of construction ahead

Prairieland and Creekland are still selling, Terrapin Park in Creekland was still listed as under construction, and the developer describes an 83-acre Toro District with a Houston Texans headquarters planned in Bridgeland Central. That is marketing with no completion date.

Houstonia (sponsored, Apr. 2026) Bridgeland: Activity centers

  4. 4
    No published HOA dues

The developer's site has no HOA page, and no official source for the master association's dues or any transfer or enhancement fee was found. You get those numbers from the resale certificate or the builder's HOA disclosure.

    Bridgeland: Homes

  5. 5
The Grand Parkway is a toll road, and it is getting work

Segment E is tolled, and TxDOT proposes adding a lane each way with construction expected to start in mid-2026, so expect work zones on the main road out.

    TxDOT: Grand Parkway Segment E

Who Might Love Bridgeland?

  • Buyers who want new construction and a wide choice of builders, plans and lot widths
  • Buyers who want trails, lakes and pools close to the front door
  • Buyers who want grocery shopping and restaurants inside the master plan
  • Buyers who drive the Grand Parkway toward Katy or US 290

Who Might Prefer Somewhere Else?

  • If you want a finished community with one school district and a lake you can take a boat out on, look at Towne Lake.
  • If you want resale homes and much lower MUD rates in a built-out plan, look at Cinco Ranch.
  • If you want lower starting builder prices and do not mind living farther out on US 290, compare The Grand Prairie.

Michael’s Take Broker opinion, based on the sourced facts above

My take: Bridgeland's strength is choice. Sixteen builders, five villages, three school districts. That choice is also the homework, because two homes in different villages can carry a different MUD, WCID and school district. Pull the HCAD record before you fall for a floor plan, and if you want lake living without the construction, put Towne Lake on the list next to it.

Bridgeland vs. Nearby Neighborhoods

Bridgeland vs. Towne Lake

Choose Towne Lake and you gain: A 300-acre private lake residents use for boating, one school district (Cy-Fair ISD) and mostly finished streets with a HAR median year built of 2018.

You give up: Few new homes left, MUD rates as high as $1.50 per $100 in MUD 503, and lake rules that sit behind a resident login.

Bridgeland vs. Cinco Ranch

Choose Cinco Ranch and you gain: Resale homes in a finished plan with 2025 Fort Bend MUD rates from $0.195 to $0.605 per $100 and a public 18-hole golf course.

You give up: No new construction, older homes and a documented Barker Reservoir flood-pool history from Hurricane Harvey in 2017.

Bridgeland vs. The Grand Prairie

Choose The Grand Prairie and you gain: Lower starting builder prices (Lennar from $213,990 on Oct. 20, 2026) and a single school district, Waller ISD.

You give up: A younger plan farther west in Hockley, with shopping and an on-site school still coming.

Questions buyers ask about Bridgeland

Is Bridgeland a good place to live?

It suits buyers who want new construction with a wide builder choice, trails and lakes, and an H-E-B inside the community. Its strengths are 16 builders, about 250 miles of trails by the developer's estimate, real activity centers and Grand Parkway access. Check the MUD, WCID and school district for the exact section, get HOA dues from the resale certificate, and ask what is planned on land near the lot.

What are the downsides of living in Bridgeland?

Taxes and schools change by village, with 2025 MUD rates from $0.79 to $1.00 per $100 plus a WCID, and three school districts in play. The newer villages and Bridgeland Central will see construction for years. No official page publishes the master association dues, and the Grand Parkway out of the community is a toll road that TxDOT plans to widen.

Due diligence

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Bridgeland.

01

Your village sets the MUD, WCID and school rate

Bridgeland has no city levy on the developer's table. 2025 adopted rates per $100 (Harris County Tax Office): Harris County $0.38096, Flood Control $0.04966, Hospital $0.18761, Port $0.0059, Department of Education $0.0048, Lone Star College $0.106, ESD 9 $0.03883; school: Cy-Fair ISD $1.0669 or Waller ISD $1.0626 (Katy ISD $1.1171 for southern Prairieland). Then the section's districts, mapped on the developer's 2022 table: Lakeland HC MUD 419 ($0.79) and WCID 157 ($0.35); Parkland and Harmony Grove MUD 489 ($0.91) with WCID 157 or 159 ($0.415); Prairieland MUD 490 ($1.00) and WCID 158 ($0.16); Creekland MUD 491 ($1.00) and WCID 158.

  • Village-to-district pairings come from the developer's 2022 table; confirm the districts on the lot's HCAD record.
  • School homestead exemption: $140,000.

Before you make an offer: Pull the HCAD record for the exact lot, confirm the MUD, WCID and school district, and estimate the bill on your price before you sign.

02

Active villages, builder terms and the Toro District

Lakeland and Parkland are largely resale, while Prairieland (about 7,000 homes planned in 2021), Creekland and Bridgeland Central are selling. The developer offered a $5,000 incentive for contracts signed Oct. 1 to Nov. 30, 2026 that close by March 31, 2027 (not in Del Webb), stackable with builder offers. Each builder has its own contract and warranty, and the Toro District and new amenity centers mean construction traffic near some sections for years.

Before you make an offer: Get the builder's warranty and incentive terms in the contract, check the closing deadline, and ask the welcome center what is planned on vacant land next to your lot.

03

Master association dues and fees

No official page states Bridgeland's master association name, management company, annual assessment or transfer and enhancement fees; figures on brokerage sites are not official. Del Webb Bridgeland (55+) may have its own rules and dues.

Before you make an offer: Request the resale certificate (or the builder's HOA disclosure for a new home) and confirm dues, any enhancement or transfer fee, and leasing rules before the option period ends.

What to review before an offer in Bridgeland

  • Read the declaration and any supplemental declaration for the home’s section, plus the architectural guidelines, before your option period ends.
  • Order the resale certificate early and confirm every association that bills the home, with current dues and transfer fees.
  • Look up the parcel’s MUD or other district tax rates; they can be a large share of the total bill and vary by section.
  • Check the address on FEMA and county flood tools, request the seller’s flood disclosure, and price flood insurance before you commit.
  • Confirm school assignment for the exact address with the district.

Where is Bridgeland in Cypress, TX?

Bridgeland is a master-planned community in northwest Harris County with Cypress (77433) addresses. The developer says it has direct access to the Grand Parkway and places Creekland Village on the northwest side of it. TxDOT describes the Grand Parkway's 15.2-mile Segment E as connecting I-10 West near Katy with US 290 near Cypress; it opened in 2013. The developer's Welcome Center is at 20203 Bridgeland Creek Parkway. Because Bridgeland spans several villages, confirm the school district, MUD and association for the exact section you are looking at.

Who developed Bridgeland?

Bridgeland is developed by Howard Hughes Communities, the same company behind The Woodlands and Summerlin. The developer's recent marketing says Bridgeland is entering its 20th year of development and plans on a 50- to 100-year horizon. HAR's master-plan page also names Howard Hughes as the developer.

Sources: bridgeland.com Checked Oct 20, 2026

How big is Bridgeland and how many homes will it have?

Howard Hughes puts Bridgeland at about 11,500 acres. In July 2026 the developer reported about 30,000 residents, with about 70,000 projected at buildout. The developer's brochure also counts about 3,000 acres of open space, parks, lakes and trails, and says those acreage figures are estimates that may change. The developer does not publish a planned home count on the pages checked, so treat population targets as projections, not commitments.

What are the villages in Bridgeland?

The developer's homes page names five villages: Lakeland, Parkland, Prairieland and Creekland, plus Bridgeland Central, its urban district. Lakeland and Parkland are the older, mostly built-out areas. New homes are now being sold in Prairieland, Creekland and Bridgeland Central, where the model homes are. When Century Communities and Gehan Homes joined in 2023, the developer called Creekland the fourth and final village. Bridgeland Central covers 925 acres. HAR keeps separate neighborhood pages for Parkland, Prairieland, Creekland and Central, plus older named sections such as Water Haven and Bridgeland Shores.

Bridgeland is split between school districts. The developer's schools page lists Cy-Fair ISD campuses (McGown, Pope and Wells elementaries, Sprague Middle and Bridgeland High) and Waller ISD campuses (McReavy Elementary in Prairieland, Waller Junior High and Waller High). No. The developer's 2022 tax table shows Cypress-Fairbanks ISD for Harmony Grove, Parkland and Lakeland, and the early Prairieland sections. Prairieland Section 5 and later, and Creekland Village, show Waller ISD. The developer's schools page also mentions Katy ISD for the southern part of Prairieland. Check the appraisal district record for the property and confirm with the district's own boundary lookup.

Yes. The developer's brochure counts about 900 acres of lakes and waterways, including 140-acre Josey Lake and 61.5-acre Chrysalis Lake, and about 250 miles of interconnected trails. It labels those figures as estimates based on the current land plan. The developer also reports nearly 80 play parks. Whether any lake allows boating or fishing, and under what rules, was not confirmed on the pages checked.

Sources: bridgeland.com Checked Oct 20, 2026

Is there a 55+ section in Bridgeland?

Yes. Del Webb Bridgeland is listed as a 55+ builder on the developer's builders page, and this project's earlier research placed it in Creekland Village. That builder page was not reloaded for this file, and the Del Webb community page was not reviewed, so age rules, any separate association and current pricing are not recorded here. Age-restricted sections usually have their own covenants and may have extra dues. Ask for the sub-association documents.

It also mentions about 2 million square feet of retail, dining, hotels, entertainment, commercial and medical space. What should sellers in Bridgeland know before listing?

Pricing in Bridgeland should come from recent sales in the same section, adjusted for lot, size and updates. Expect the buyer to ask for a resale certificate from Bridgeland master association (legal name not confirmed from an official source); ordering it early avoids delays. Because the home is in a utility or special district, Texas law requires a written district notice to the buyer, and a buyer comparing payments will look at the total tax rate. Golf, water and greenbelt frontage are the features buyers ask about first here; show them in photos and in the listing. Have the seller’s disclosure, any repair receipts and, if you have one, an elevation certificate ready before you list.
