Golf communities
Golf-course homes, from a REALTOR® who plays the courses.
I specialize in golf communities across North Houston, and I live on one.

How I work
I know these courses hole by hole.
I am a serious golfer and I live on the Forest course at Kingwood Country Club. When you buy or sell on a course, the details that set the price are ones you only learn by playing it.
I walk every golf-course property the way a golfer would: where the home sits on the hole, where tee shots and approach shots land, what you see from the patio, and how close the cart path and the next tee box are.
Position on the hole
A home beside a landing zone lives differently from one behind a green or on a quiet par 3. I tell you what to expect.
Views and privacy
Fairway, water and green views carry different value, and so does how exposed the yard is to play.
Membership, explained
Club membership is separate from owning the home. I explain the options, the costs to ask about, and what transfers at closing.
HOA and club rules
Fences, pools, golf carts and exterior changes are often restricted on course lots. I pull the rules before you offer.
Selling a course home
I market to golfers: aerials that show the hole, twilight photos of the view, and copy that names the course and the lot.
Pricing the premium
I separate what the house is worth from what the lot adds, using sales on the same course.
