  1. 1
    Price, dues and transfer fees

HAR's 2025 Facts list a median market value of $2,437,657. The 2026 association fee is $3,150 per lot, delinquent after Jan. 31 with a 10% yearly late charge, and a sale adds a $100 transfer fee and $250 for a resale certificate.

  2. 2
    Association approval for exterior work

Generally any work outside the house needs association approval, review can take up to ten days and variances are generally not granted. Exterior projects over $25,000 and all pools require a builder's deposit.

    Tanglewood construction

  3. 3
    Detailed deed restrictions

The restrictions limit lots to residential use and set rules on setbacks, matching house and garage materials, garage door orientation, fence height, the direction a house faces and driveway locations, and they ban signs. The board's policy manual and tree and generator policies also apply.

    Tanglewood deed restrictions

  4. 4
A dense commercial district next door

Tanglewood borders the Uptown/Galleria area. In 2019 the association sued over a proposed 20-story senior tower at San Felipe and Tanglewood Boulevard, saying it would violate the single-family deed restrictions; the outcome is not confirmed here.

    KPRC (May 2019)

  5. 5
Street rebuild and Buffalo Bayou exposure

The city's adopted 2027 to 2031 Capital Improvement Plan includes $14.98 million for Tanglewood-area residential streets. The area drains to Buffalo Bayou below the Addicks and Barker reservoirs, and a federal claims judge ruled in April 2026 that the Corps' releases after Harvey (2017) added flooding to homes along the bayou.

  • Buyers who want patrol and back-door trash handled by the association

Michael’s Take Broker opinion, based on the sourced facts above

My take: Tanglewood fits the buyer who wants space and a newer house and doesn't mind living by the association's rulebook. Ask for the resale certificate early, read the restrictions for your section before you plan a pool or an addition, and look up the address on HCFCD's map. If older architecture and bayou trails matter more to you, compare River Oaks.

Tanglewood vs. Nearby Neighborhoods

Tanglewood vs. River Oaks

Choose River Oaks and you gain: Historic architecture, Buffalo Bayou Park and the West Gray shops, with an association that also enforces deed restrictions.

You give up: Lot size and newer homes: HAR shows an 11,453 sq ft median lot and a 1950 median year built, with a lot-based fee and a higher median value ($3,339,447).

Tanglewood vs. West University Place

Choose West University Place and you gain: A separate city with zoning instead of association approvals, its own police and trash service, and a lower HAR median value ($2,108,596).

You give up: Lot size: West U's HAR median lot is 7,500 sq ft against 16,500 in Tanglewood.

Tanglewood vs. Memorial

Choose Memorial and you gain: West along the same Buffalo Bayou corridor, with villages that set their own taxes and zoning and mostly Spring Branch ISD schools.

You give up: The Galleria, Post Oak and the Silver Line right next door.

Due diligence

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Tanglewood.

01

Tanglewood Homes Association: dues, approvals and restrictions

Tanglewood has about 1,220 lots in 23 sections whose deed restrictions date from about 1949 and were amended in 2002 and 2018 to add plan approval and construction rules. The association publishes its 2026 fee of $3,150 per lot (delinquent after Jan. 31), a $100 transfer fee and a $250 resale certificate. New homes, additions and pools need association approval with site plans, elevations and materials, and review can take up to ten days.

  • Restrictions cover setbacks, matching house and garage materials, garage door orientation, fence height, the direction the house faces and driveway locations.
  • Quick one-page approvals cover HVAC, generators, fencing, driveways, paint and roofing.
  • The board's Policy Manual and tree and generator policies also apply.

Before you make an offer: Order the resale certificate early to confirm dues are paid and no violations are open, and read your section's restrictions and the Policy Manual before planning any exterior change.

02

Buffalo Bayou watershed and the reservoirs upstream

Tanglewood lies in HCFCD's Buffalo Bayou watershed. Upstream, the Army Corps holds storm runoff in the Addicks and Barker reservoirs and later releases it into Buffalo Bayou, and in April 2026 a federal claims judge ruled that the Corps' releases after Hurricane Harvey (2017) added flooding to homes along the bayou. Locally, the city's 2016 Tanglewood Park renovation added underground detention. Mapped floodplain and street ponding vary by address.

  • HCFCD's mapping tool shows floodways, floodplains, channels and ponding by address.
  • MAAPnext draft maps cannot be used for insurance decisions yet.
  • With many homes rebuilt since 1990, ask for the elevation certificate from the newer construction.

Before you make an offer: Check the address on FEMA and HCFCD maps, ask for the elevation certificate and flood claim history, and price flood insurance before the option period ends.

03

Taxes inside the City of Houston

Tanglewood is taxed by the City of Houston ($0.519190 per $100, 2025), Houston ISD ($0.8421, adopted 2026), Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026), the Port ($0.00603, 2026) and the Department of Education ($0.0048, 2025); confirm on the HCAD account whether Houston Community College ($0.098802, 2025) applies. HISD's homestead exemption is $140,000 plus 20% of appraised value. Uptown's TIRZ 16 does not appear as a separate rate on HCAD's table. The seller's bill reflects the seller's value and exemptions, not yours.

  • File your own homestead exemption with HCAD after closing.
  • Add the $3,150 association fee (2026) to the yearly carrying cost.

Before you make an offer: Pull the HCAD account, list the taxing units and estimate taxes at your purchase price before you set your budget.
