The Groves, Atascocita
A newer Crescent/Ashlar master plan along Madera Creek, now largely built out.
The Groves is a master-planned community of about 1,000 acres west of West Lake Houston Parkway, opened in 2015, with a 2020 median build year, The Hearth amenity center, a fishing pond and creek-side trails.
What sets The Groves apart
The Groves offers newer homes, many built since 2018, with resort-style amenities and Madera Creek running through the community. As of October 2026 the builder communities we checked are marked sold out, so most buying here is now resale or any remaining builder inventory. Taxes include Harris County MUD 504, which is a meaningful part of the monthly payment.

Property taxes, MUD and other districts
Harris County Municipal Utility District No. 504: $1.05 per $100 (2024: debt $0.64, maintenance $0.28, road $0.14). The district says the 2025 rate is also $1.05. Tax year: 2025 Source
Harris County ESD No. 46: 0.10 per $100. Tax year: Reported Jan. 2023 (Community Impact) Source
Atascocita is unincorporated, so there is no city tax, but utility districts (MUDs) and an emergency services district add to the county and school rates. Rates are set each year; check the total for the address on the Harris County Tax Office or HCAD site. Texas law requires the seller to give you the MUD notice before you sign. Schools
The Groves is in Humble ISD. Attendance zones are set by address and can change, so I do not list zoned campuses here. Check the exact address with Humble ISD’s attendance zone tools or call the district at 281-641-1000.
Flood-risk research
- msc.fema.gov: FEMA Flood Map Service Center: the official source for effective flood maps (FIRMs). Search by address.
- www.harriscountyfemt.org: Harris County Flood Education Mapping Tool, run by the Harris County Flood Control District. Interactive map of floodplains, watersheds, ponding and channels. Not the official FIRM.
- www.maapnext.org: MAAPnext draft flood maps for Harris County (HCFCD, with FEMA). The site says the maps are drafts, cannot be used for insurance or regulatory decisions, and FEMA will issue Preliminary FIRMs later. No date given.
- www.harriscountyfws.org: Harris County Flood Warning System (HCFCD): rainfall, water levels, channel status and flood inundation information.
Risk varies by property. FEMA reports that from 2014 to 2024, almost one-third (29%) of National Flood Insurance Program claims came from areas outside high-risk flood zones, so a home outside a mapped floodplain can still flood. Source
Before you make an offer, read the seller’s disclosure, ask about flood insurance and any claims, and get a flood insurance quote. See how to research flood risk before buying.

Generation Park (McCord Development) reported more than 651 acres of parks and open space, 60 miles of trails, and about 617,000 sq ft of retail (Community Impact, June 24, 2024). Source

Buying here
What I would check before buying in The Groves
- The MUD 504 tax (the district reports $1.05 per $100 for 2025) on top of county, school and other rates; ask for the total rate for the address.
- The HOA assessment (2026 listings show about $295 a quarter) and the management company, confirmed with the association.
- Remaining builder warranty on a near-new home: what transfers and how claims work.
- Zoned schools for the address in Humble ISD's lookup.
- Drainage, lot grading and flood information for the lot.
Selling here
Selling in The Groves
Many Groves homes are only a few years old, so buyers compare them with any new builds they can still find. I price against recent Groves resales, show what upgrades and warranty remain, and present the total monthly cost clearly, including the MUD.
A valuation request is a pricing conversation based on recent sales, not an appraisal.

Not verified yet: Date of the Crescent-to-Castlelake/Ashlar sale: the fetched Houston Chronicle text did not show a date. Official HOA website and management company: 'CCMC' appears only in MLS data, and no association site was found. Build-out date: Community Impact (Jan 2023) listed build-out as 2019, which conflicts with sales through 2026. Treat it as unreliable. Whether every section of The Groves is in HC MUD 504: the district site does not list subdivisions. Community Impact links MUD 504 to The Groves. Any remaining builder inventory or incentives in Oct 2026: none found on builder sites. thegrovestx.com showed an outdated 'Coming Summer 2014' page. Harvey (2017) flood impact in The Groves: no credible source found.
