Sell now, move later · Greater Houston
Sell Your Home Now. Move When You’re Ready.
Leaseback and sell-and-stay options for Houston-area homeowners: stay up to 30 days after closing, arrange more time to plan your next move, or explore selling to an investor and renting your home back long-term.
Every arrangement depends on the buyer or investor, the property and a written agreement. None is guaranteed.

Program 02
30-Day Leaseback: Sell Your Home. Stay Up to 30 More Days.
Need extra time to move? We can structure qualifying transactions so you sell your home and remain in the property for up to 30 days after closing. It is a good fit if you are building a new home, relocating for work, or coordinating your next purchase and do not want to move twice.
How it works in Texas
- The buyer agrees to the leaseback in the sale contract.
- You and the buyer sign a written lease for the days after closing. For stays of 90 days or less, Texas contracts use the TREC Seller’s Temporary Residential Lease.
- The lease sets the rent (if any), the deposit, who pays utilities, and the condition of the home when you hand over the keys.
- Your homeowner’s policy may not cover you once you no longer own the home, so ask your insurance agent about coverage for your belongings.
A leaseback can pair with an instant cash offer or a traditional listing. With a listing, the buyer’s lender may limit how long you can stay.
Program 03
Sell Now, Move Later: Unlock Your Equity Today. Move When You’re Ready.
Sell your home now and explore flexible occupancy arrangements that may allow you additional time to plan your next move. For many homeowners, the equity in their current home is the down payment on the next one. Selling first means that money is in hand before you buy.
Why homeowners use it
- Make a stronger offer on the next home without a sale contingency.
- Avoid carrying two mortgages, or a bridge loan, while you wait.
- Wait out a new construction completion date without moving twice.
- Take the pressure off a move that depends on a school year, a job start or family timing.
How it can be arranged
- A later closing date agreed with the buyer.
- A written post-closing lease, typically on the TREC temporary lease form for stays of 90 days or less.
- A longer written residential lease, if the buyer agrees.
We help you weigh what the extra time is worth against the price and terms, so you can decide with the numbers in front of you.
Program 04
Sell Your Home & Rent It Back Long-Term: Keep Living In It.
For eligible homeowners and properties, explore selling to an investor and signing a longer-term lease to remain in the home.
Potential benefits
- Access your home equity.
- Potentially eliminate ownership responsibilities, such as major repairs, depending on the lease.
- Stay in the neighborhood you love.
- Avoid an immediate move.
- Negotiate lease terms that work for both parties.
What to weigh first
- Long-term rent-back arrangements depend on investor approval, financing, lease terms and property eligibility.
- Rent becomes a monthly cost and can change when the lease renews.
- You stop building equity and do not share in future price gains.
- There is no promise that you can buy the home back.
- Texas law (Property Code §41.006) treats a homestead sale below market value with rent above fair rental value as a loan, so price and rent must be set on fair market terms.
- There may be legal, financing and tax considerations. Have your own attorney and tax adviser review the agreement.

Compare All Five Ways to Sell
| Option | Speed | Potential proceeds | Repairs | Showings | Moving flexibility |
|---|---|---|---|---|---|
| Instant Cash Offer | Fastest path. Closing in as few as 12 days is possible when title is clear and the home qualifies. | Usually below full market price, with no repair, staging or listing costs. | None required for eligible homes. Condition is reflected in the offer. | No public showings. One walkthrough to verify the home. | Pick a closing date within the buyer’s window. |
| Traditional Listing | Time on the market plus the buyer’s financing and closing period. | Often the highest price, less commission, closing costs, preparation and holding costs. | Your choice before listing. Buyers may ask for repairs after their inspection. | Showings and open houses until you accept an offer. | Closing date negotiated with the buyer. A short stay after closing can be requested. |
| 30-Day Leaseback | Closes on the schedule of the sale it is paired with. | Same sale terms. The buyer may set rent and a deposit for the extra days. | Depends on whether it is paired with a cash sale or a listing. | Same as the sale it is paired with. | Stay up to 30 days after closing under a written lease. |
| Sell Now, Move Later | Your equity is available at closing. | Depends on the sale type. Occupancy terms can affect price. | Depends on the sale type. | Depends on the sale type. | Extra time after closing, arranged in writing with the buyer. |
| Long-Term Sell & Stay | Takes longer to arrange: it needs an investor buyer, financing and a lease. | Sale price set with the investor. Rent must be at fair market rates, and you stop building equity. | Negotiated. The investor will inspect the home. | Usually none beyond the investor’s inspection. | Stay as a tenant for the lease term you agree on. |

Sell now, move later questions
Can I sell my house and stay in it after closing in Texas?
Yes, if the buyer agrees and it is put in writing. For stays of up to 90 days after closing, Texas real estate contracts use the TREC Seller’s Temporary Residential Lease. Longer stays use a regular residential lease between you and the buyer.
How does a 30-day leaseback work?
The sale closes and you receive your proceeds. You then stay in the home for up to 30 days under a written lease that covers rent (if any), a deposit, utilities, and the condition of the home when you move out. It fits sellers who are waiting on a new build, a relocation date or their next purchase.
What does sell now, move later mean?
You sell first and arrange extra time in the home after closing, so your equity is available for the next down payment while you plan the move. The time you can stay depends on the buyer and the written agreement.
Can I sell my house to an investor and rent it back long-term?
For eligible homes, yes. An investor buys the home and you sign a lease to stay as a tenant. It depends on investor approval, the investor’s financing, the lease terms and the property. Rent becomes a monthly cost, you no longer build equity, and there is no promise that you can buy the home back.
Is a sale-leaseback of my homestead legal in Texas?
Yes, when it is a genuine sale on fair terms. Texas Property Code section 41.006 treats a homestead sale at a price below market value, combined with rent above fair rental value, as a loan rather than a sale. That is why the price and rent should both be set on market terms, and why you should have your own attorney review the documents.
Are there tax considerations?
Possibly. Selling a home can have capital gains consequences, and becoming a tenant changes what you can deduct. Talk with a tax adviser before you sign.
I am behind on my mortgage. Is sell and stay right for me?
Call us promptly to talk through your selling options and timing, and also talk with a HUD-approved housing counselor about your options with your lender. You can find one through the CFPB’s counselor finder. We cannot promise to stop a foreclosure.
Important disclosures
- Instant offers are preliminary estimates until the property is verified. They are not purchase offers.
- Twelve-day closings are possible, not guaranteed. Timing depends on title, eligibility and transaction requirements.
- Leasebacks and long-term rental arrangements require approval from the buyer or investor and appropriate written agreements.
- A cash offer may be lower than what you could net by listing your home on the open market.
- Program availability varies by property and buyer. Not every home will qualify.
- Long-term sale-leaseback transactions may involve additional legal, financing and tax considerations. Talk with your own attorney and tax adviser before you sign.
- Cash purchases are made through OfferFlow, a separate cash-buying company that Michael O’Neal is affiliated with. Listing services are provided through Keller Williams Realty Northeast. Requesting an estimate does not obligate you to accept an offer.
