Cash offer vs. listing your home.

Listing on the open market usually brings the highest price. A cash offer usually brings less money but more speed and certainty. Compare the net you would keep, not just the price.

When each one tends to fit

A cash offer fits when the home needs significant repairs, when you need a specific closing date, when the property is inherited or tenant-occupied, or when showings are not practical. If the home is in good condition and you have a few weeks, exposing it to buyers on the market is usually how you get the most for it.

What the instant tool on this site is

The instant cash offer shows a preliminary estimate only when it matches an exact county appraisal record. No number is shown when the record does not match, when the county is not loaded, or when the property type is not eligible. The estimate is not a purchase offer. A 12-day closing is possible, not guaranteed. Leasebacks and rent-backs need buyer or investor approval and a written agreement.

A sample net sheet is not published here. What you would keep from a cash offer or a listing depends on the address, and that comparison is part of a pricing review.

Questions

How should I compare a cash offer with listing my Lake Houston-area home?

Compare the net you would keep. For a listing, subtract repairs, compensation, closing costs and the cost of holding the home while it sells. For a cash offer, confirm the price, who pays closing costs, and whether the buyer can renegotiate after an inspection.

Is the instant cash offer on this website a purchase offer?

No. It is a preliminary automated estimate from a matching county record, with the disclaimer shown on the cash-offer page. A final offer requires a review of condition, title and the current market.
