What does it cost to sell a home in Kingwood?

Quick answer. Plan for brokerage compensation (negotiable), the owner’s title policy if your contract assigns it to you, escrow and HOA document fees, your share of the year’s property taxes, and your loan payoff. On a hypothetical $450,000 Kingwood sale, the costs other than the payoff in my example come to about $19,350, but your numbers depend on what you negotiate.

A worked example (hypothetical numbers)

This example uses the same math as my seller net sheet calculator. The 3% compensation, escrow fee, payoff and tax bill are examples only, not standard amounts. Your compensation is whatever you negotiate, and your title company provides the final figures.

Example: $450,000 Kingwood sale closing March 31, 2027
ItemAmount
Sale price$450,000
Listing brokerage compensation (example only: 3%)−$13,500
Owner’s title policy (TDI 2026 basic rate)−$2,509
Escrow fee (example)−$500
HOA resale certificate (statutory maximum)−$375
Property taxes: credit to buyer for Jan. 1 to Mar. 31 on a $10,000 bill−$2,465.75
Mortgage payoff (example)−$250,000
Estimated net at closing$180,650.25

Your actual costs depend on your contract, loan, taxes, HOA and negotiated fees. Run your own numbers in the Seller Net Sheet or compare a cash offer with a listing in the cash offer vs. listing calculator.

How to keep more at closing

  • Price from recent comparable sales so the home sells without repeated reductions.
  • Fix what inspectors will find before listing, when it costs less than a buyer’s repair request.
  • Get your payoff statement and HOA resale certificate ordered early so closing is not delayed.
  • Negotiate every fee, including brokerage compensation, in writing before you list.
