Fix and flip in Houston: how to estimate after-repair value

Quick answer. After-repair value is what a home should sell for once renovated. Estimate it from recent sales of renovated homes of similar size in the same neighborhood, not from the highest sale nearby. Then work backward to your maximum offer.

Which comparables should I use?

Use sold homes in the same subdivision or immediate area, similar in size, age and lot, that were updated to the level you plan to deliver.

What mistakes do new flippers make?

Using list prices instead of sold prices, borrowing comparables from a better neighborhood, and assuming buyers will pay for every upgrade.

How do I get from value to offer?

Start with the after-repair value. Subtract the renovation budget, a contingency, holding costs, financing costs, selling costs and your profit. What is left is the most you can pay.

What repairs surprise people in Houston?

Foundation movement, older plumbing, roof and air conditioning replacement, and drainage. Price them before you close, not after.

Can you help me underwrite a flip?

Yes. I run the comparables and the scope the same way I do for my own projects.
