How this calculator works

Small changes add up over a loan. Set up to three scenarios and compare monthly cost, cash to close, total interest and balance after five years in one table.

The page starts with a 30-year conventional loan, a 15-year conventional loan and an FHA loan. Change any input in any scenario, or add a different program.

  • Use the A, B and C tabs to edit each scenario. The comparison table updates as you type.
  • Download the CSV or print the page to keep the comparison.

Common questions

Is a 15-year loan better than a 30-year?

A 15-year loan usually has a lower rate and far less total interest, but a higher payment. The right choice depends on your budget and goals.

Should I put more down?

More down lowers the payment and can remove mortgage insurance, but leaves less cash for reserves and repairs. Compare both in two scenarios.

Can I save my comparison?

Yes. Save on this device, download a CSV, print it, or copy a share link that contains only the assumptions.
