How this calculator works
In Texas, title insurance premiums are set by the Texas Department of Insurance, so every title company charges the same premium for the same policy. The rates in this calculator come from Commissioner's Order 2025-9697, effective March 1, 2026.
When the owner's and lender's policies are issued together at closing, the loan policy costs a flat simultaneous-issue charge if the loan is not more than the owner's policy amount.
- Up to $100,000, the premium comes from TDI's rate table (rounded up to the next $500 row). Above that, the state formula for each band applies.
- Endorsements shown are estimates; the title company confirms which endorsements apply and their cost. Escrow fees are not set by the state.

Common questions
Why is title insurance the same price everywhere in Texas?
The Texas Department of Insurance promulgates the premium rates. Companies compete on service, and on fees that are not premiums, such as escrow fees.
Who pays for title insurance?
The contract decides. In the Houston area the seller customarily pays the owner's policy and the buyer pays the lender's policy.
Is title insurance paid every year?
No. It is a one-time premium paid at closing.
