How this calculator works
USDA's Single Family Housing Guaranteed Loan Program allows no down payment for eligible households buying in eligible areas. Some communities around Houston are eligible and many are not; eligibility depends on the property address and on household income limits.
For fiscal year 2027 (from October 1, 2026), USDA set the upfront guarantee fee at 1.00% of the loan and the annual fee at 0.35%, paid monthly. The annual fee is figured on the average scheduled balance each year.
- The upfront fee is added to the loan unless you uncheck that option.
- The annual fee is recalculated each year on that year's average scheduled balance and divided into monthly payments.
- Check property and income eligibility on USDA's eligibility site before relying on a USDA estimate.

Common questions
Is my area USDA eligible?
Check the address on USDA Rural Development's eligibility site (eligibility.sc.egov.usda.gov). Eligible areas are mapped and change from time to time.
Are there income limits?
Yes. Household income must be at or below USDA's limit for the county and household size. The lender verifies it.
Does a USDA loan need a down payment?
No down payment is required for eligible borrowers. You still pay closing costs, which the seller can help with.
