Michael’s Take Broker opinion, based on the sourced facts above

My take: Creekside Park is where I would send someone who wants a newer house and daily errands inside The Woodlands. I would pull the HCAD account and the last tax bill before anything else, because the Harris County list changes the monthly payment. Then check the specific street against HCFCD's tool, since Spring Creek is the reason for the village's name.

Creekside Park vs. Nearby Neighborhoods

Creekside Park vs. Sterling Ridge

Choose Sterling Ridge and you gain: Sterling Ridge's Montgomery County tax list comes to about $1.83 per $100 for 2026, and it has its own Woodlands Express park-and-ride and the Gary Player course.

You give up: Sterling Ridge homes are older (2005 HAR median year built vs. 2011), and part of the village is Magnolia ISD.

Creekside Park vs. Carlton Woods Creekside

Choose Carlton Woods Creekside and you gain: Carlton Woods Creekside offers custom homes on a Tom Fazio course, with a 2025 HAR median lot of 24,530 sq ft.

You give up: HAR's 2025 median market value there is $2,531,404, it has its own association fees, and club membership is separate.
