Michael’s Take Broker opinion, based on the sourced facts above

My take: Woodtrace is about the lake, the gate and a newer house, and you pay for that in price and in a MUD. Pull the appraisal record to see which Wood Trace district the lot is in, read the HOA resale certificate for gate and sub-association fees, and confirm the Tomball ISD campuses for that address. Then compare it with an older home inside Tomball before you decide the MUD is worth it.

Woodtrace vs. Nearby Neighborhoods

Woodtrace vs. Tomball

Choose Tomball and you gain: Inside Tomball city limits you get city water, sewer, gas and trash and a historic downtown, with no MUD on many older homes.

You give up: You pay Tomball's city tax of $0.340940 per $100, and original-town homes are much older and smaller, built about 1951 at HAR's median.

Woodtrace vs. Magnolia

Choose Magnolia and you gain: Magnolia offers lots up to acreage, about 2.5 acres at the median in Ridgewood, and a low $0.2234 city rate inside city limits.

You give up: Acreage often means a private well and septic, and many new subdivisions there carry their own MUD.

Woodtrace vs. Mostyn Manor

Choose Mostyn Manor and you gain: Mostyn Manor's HAR 2025 median lot is 21,824 square feet, and HAR's tax table for it lists no MUD.

You give up: You give up the gate and the 23-acre lake, at a similar HAR median value ($636,000 against $637,905) and an older 2014 median build year.
