The short answer
Selling a home in Galleria and Uptown
Selling a home in Galleria and Uptown starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $1,153,743 for Median Market Value, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, association dues and fees and flood history and insurance, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. What buyers weigh
- A possible extra district tax
HCAD lists the Uptown District (HC ID 1) at $0.143450 per $100 for 2025, on top of city, HISD and county rates. The district says it taxes real and personal property inside its boundaries, so check whether the HCAD account includes it.

- Condo dues and association rules
Many homes here are condos, where the association sets dues, reserves and rules; Texas law requires the seller to give the buyer a resale certificate covering assessments, reserves, insurance and lawsuits.

- Heavy commercial traffic
Uptown reports more than 28 million sq ft of office space, 39 hotels and more than 35 million Galleria visitors a year, all sharing Post Oak, Westheimer, San Felipe and the West Loop.

- Single-family prices
HAR's 2025 Facts list a median market value of $1,153,743 for Briargrove, with a median year built of 1959.
- Ongoing redevelopment
The city says the area's 1950s subdivisions have been almost entirely redeveloped and that older homes in Briargrove are giving way to larger new ones, so construction nearby is common.
Seller preparation
What Galleria and Uptown buyers will ask, and what to have ready
City, HISD, county and the Uptown District
Inside Uptown a bill can include the City of Houston ($0.519190 per $100, 2025), Houston ISD ($0.8421, adopted 2026), Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026), the Port ($0.00603, 2026), Houston Community College ($0.098802) and, where the account lists it, the Uptown District, HC ID 1 ($0.143450, 2025). The seller's bill reflects the seller's value and exemptions, not yours.
- The city's homestead exemption is 20% of value; HISD's is $140,000 plus 20%.
- File your own homestead exemption with HCAD after closing.
- For a condo, add the association's monthly dues to the carrying cost.
What buyers will do: Pull the HCAD account, confirm whether HC ID 1 and HCC are listed, and estimate taxes at your purchase price before you set your budget.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Condo associations and subdivision restrictions
A Galleria condo comes with an association budget, reserves, insurance and rules, and Texas Property Code 82.157 requires the seller to provide the declaration, bylaws, rules and a resale certificate that the association must issue within 10 days of a written request. Single-family streets such as Briargrove and Tanglewood run on recorded deed restrictions that associations enforce and the City Legal Department can also enforce. Dues vary by building and subdivision.
- The resale certificate shows dues, unpaid assessments, reserves, approved capital spending and pending lawsuits.
- Ask the association for its rules on leasing, pets and renovations inside units.
- City deed restriction hotline: 832-393-6333.
What buyers will do: Get the resale certificate, budget and insurance summary during the option period and read them before the option ends.
What to have ready: The management company’s contact, an early order for the resale certificate for every association on the lot, and approval letters for exterior changes.

Buffalo Bayou and address-level flood checks
Buffalo Bayou crosses Greater Uptown. In April 2026 a federal claims judge ruled that the Army Corps of Engineers' Addicks and Barker releases after Hurricane Harvey (2017) added flooding to downstream homes along the bayou. Mapped floodplain and street ponding vary by address, and in a high-rise the garage, ground floor and building systems matter as much as the unit.
- HCFCD's mapping tool shows floodplains, channels and ponding by address.
- MAAPnext draft maps cannot be used for insurance decisions yet.
- For a house, ask for the elevation certificate and flood claim history.
What buyers will do: Check the address on FEMA and HCFCD maps, ask the seller or association about past water entry, and price flood insurance before the option period ends.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
