The short answer
Selling a home in Missouri City
Selling a home in Missouri City starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $225,490 for Quail Valley East, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, flood history and insurance and deed restrictions and local rules, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What buyers weigh
- City rate plus utility districts
Missouri City's adopted 2025 rate is $0.570825 per $100, and many addresses add a MUD, WCID or LID (Fort Bend WCID 2 at $0.2125 and Quail Valley MUD at $0.1365 for 2025, for example).

- Drainage is split among several owners
The city maintains drainage in some areas only; most local systems belong to a MUD or levee district. The city's last full drainage master plan dates to 1987, and its update page gives no current status.

- Two counties and two school districts
Depending on location, Fort Bend County or Harris County bills the city tax, and while Fort Bend ISD serves most of the city, Houston ISD serves the Colony Crossing, Fondren Park and Fonmeadow subdivisions.

- City limits are still changing
On Oct. 6, 2026 the city said it is preparing to annex Sienna MUD No. 3, subject to council approval, with city property taxes first applying in fall 2027.
Seller preparation
What Missouri City buyers will ask, and what to have ready
Which county, which units
In the Fort Bend part, the city adds its own rate ($0.570825 per $100 adopted for 2025; the county rate site lists $0.578363 for 2026) to Fort Bend County ($0.412, 2025), the drainage district ($0.01), Fort Bend ISD ($1.0569, 2025) and Houston Community College ($0.098802), a 2025 sample total of $2.148527 before any MUD, LID or management district. In the Harris County part, Harris County units replace Fort Bend's. The city's homestead exemption is the greater of 2.5% or $5,000, and the seller's bill is not yours: a sale can reset the assessed value and the seller's exemptions end.
- Fort Bend County addresses: FBCAD and the Fort Bend tax office.
- Harris County addresses: HCAD and the Harris County Tax Office.
What buyers will do: Confirm the county on the appraisal account, then add up every listed unit's adopted rate before you offer.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

Drainage owners and Brazos backwater
Most local drainage belongs to a MUD or levee improvement district rather than the city, and the city's watershed plan update was set up to study Brazos River backwater and high-river flooding. The National Weather Service's impact list for the Richmond gauge says low-lying streets on the west side of Quail Valley take on water at 51 feet; the river crested at a record 55.19 feet in Harvey (Sept. 1, 2017). The city also has nine flood gauges reporting on harriscountyfws.org.
- Call 281-403-8500 to learn whether the city, a MUD or a LID maintains drainage near the home.
- Ask for the seller's elevation certificate, flood disclosure and claims history, and price flood insurance either way.
What buyers will do: Check the address on FEMA's map and the county floodplain tool, and find out who maintains its drainage before you offer.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

City limits, ETJ and annexation
A Missouri City address does not mean a home is inside city limits: the city's ETJ reaches 3.5 miles past its limits, and the answer decides city taxes, permits and police. Annexations keep moving the line. The city annexed Sienna Plantation MUD No. 2 onto its 2024 tax rolls and announced on Oct. 6, 2026 that it is preparing to annex Sienna MUD No. 3, with hearings tentatively in November and a council vote set for Dec. 7, 2026. For the MUD 2 annexation, HOA deed restrictions stayed in force alongside city rules.
- Use the city's Information Lookup or email [email protected] to confirm city limits.
- Inside the city, permits go through Permits and Inspections; in the ETJ, through Fort Bend County.
What buyers will do: Confirm whether the address is in the city or the ETJ, and whether an annexation is pending, before you budget taxes.
What to have ready: The recorded deed restrictions for your section and the permits or approvals for past additions, pools, fences and remodels.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
