How long does it take to buy a house in Texas? A step-by-step timeline

Quick answer. From an accepted offer, a financed purchase in Texas commonly closes in about 30 to 45 days. Cash can close faster. Before that, allow time for loan pre-approval and the home search itself.

What comes first?

Talk with a lender and get pre-approved, then meet with your agent to set the search area, budget and timing.

What happens after my offer is accepted?

The contract is delivered to the title company with your earnest money and option fee. Your option period begins, and you schedule inspections immediately.

What happens in the middle?

You negotiate any repairs, the lender orders the appraisal, the title company researches the title and orders or reviews the survey, and your loan goes through underwriting.

What happens at closing?

You review the closing disclosure in advance, do a final walk-through, sign at the title company and fund the purchase. In Texas the title company handles the closing.

What causes delays?

Late documents to the lender, appraisal or repair issues, and title or survey problems. My team tracks each deadline so they are caught early.
