How this calculator works

A jumbo loan is larger than the conforming limit that Fannie Mae and Freddie Mac can buy, $832,750 for a one-unit home in most of the country in 2026. Jumbo lenders set their own rules for down payment, credit, reserves and pricing.

On a larger home, property taxes and insurance can be a big part of the payment, so enter real figures for the address.

  • The example uses 20% down and no mortgage insurance, which is common for jumbo loans; change either if your lender's terms differ.
  • Jumbo lenders often require several months of payments in reserves. Use the Buyer Cash to Close worksheet to plan reserves separately from closing costs.
