Michael’s Take Broker opinion, based on the sourced facts above

My take: Amira is a solid fit if you want new construction in Tomball ISD and you will use the clubhouse and lakes. The number that matters most is the one nobody prints, which is your MUD rate, so get the HCAD account or the builder's tax estimate for the exact lot first. I would also confirm the elementary zone in writing with Tomball ISD, because the community's own pages do not agree.

Amira vs. Nearby Neighborhoods

Amira vs. Woodtrace

Choose Woodtrace and you gain: Woodtrace is gated, built around a 23-acre lake, with larger homes (HAR 2025 median 3,501 square feet on a 10,230 square foot lot).

You give up: It costs more, with a 2025 HAR median market value of $637,905, and it carries its own Wood Trace MUDs.

Amira vs. Tomball

Choose Tomball and you gain: Inside Tomball city limits you get city utilities, zoning and a historic downtown, often without a MUD.

You give up: You pay the city tax of $0.340940 per $100 (2025), and the original town homes are older and smaller.

Amira vs. Cypress

Choose Cypress and you gain: Cypress offers many master plans, an 876-acre county park and METRO Park and Ride down US 290.

You give up: Much of it drains to Cypress Creek, where 8,750 homes flooded in Hurricane Harvey (2017), and most subdivisions carry a MUD.

It suits buyers who want a new Beazer or Perry home in Tomball ISD with a clubhouse, pool, lakes and Kleb Woods Nature Preserve about 0.8 mile away. Look up the MUD and its rate for the lot, the HOA assessment and the school zone before you sign.
