Michael’s Take Broker opinion, based on the sourced facts above

My take: Cane Island makes sense if you want city services and an amenity hub with a restaurant and pools more than a big lake. Before you fall for a floor plan, pull the Waller CAD account and get the HOA numbers in writing, because those two pieces are what the website does not show you. Then compare the total yearly cost with Elyson or Sunterra, where the MUD rate is posted.

Cane Island vs. Nearby Neighborhoods

Cane Island vs. Elyson

Choose Elyson and you gain: Elyson gives you nine builders, two amenity centers and a 145-acre Commons.

You give up: You trade city services for MUD rates of $1.4158 to $1.50 per $100, and some sections are Cy-Fair ISD.

Cane Island vs. Cinco Ranch

Choose Cinco Ranch and you gain: Cinco Ranch has finished amenities, LaCenterra and a public golf course, with Cinco MUD rates as low as $0.195 per $100.

You give up: You give up new construction, since many homes are 15 to 30 years old, and the community sits west of Barker Reservoir.

Cane Island vs. Sunterra

Choose Sunterra and you gain: Sunterra adds a 2.7-acre Crystal Lagoon, a lazy river and 16 builders.

You give up: You take on a $1.50 MUD rate and sections split between counties and school districts.

Questions buyers ask about Cane Island

Is Cane Island a good place to live?

It suits buyers who want newer homes inside the City of Katy, a central amenity hub with a restaurant, pools and a 24/7 gym, and a direct road to I-10. The things to check are the full tax stack on the Waller CAD account, the HOA dues, and which Katy ISD campuses the address is zoned to.

What are the downsides of living in Cane Island?

City of Katy and Waller County taxes sit on top of Katy ISD, and the HOA dues are not published online. Groceries are outside the community, construction is still going on, and flood research uses Waller County and FEMA maps rather than Harris County tools.
