Michael’s Take Broker opinion, based on the sourced facts above
My take: Cross Creek Ranch is for buyers who want the amenities finished instead of promised. The part I would study is the section: it sets your MUD rate, your dues, your school district and whether you pay a sub-association too. Pull the CAD record and the resale certificate before you fall in love with a floor plan.
Cross Creek Ranch vs. Nearby Neighborhoods
Cross Creek Ranch vs. Jordan Ranch
Choose Jordan Ranch and you gain: Newer homes (HAR 2025 median year built 2022), an H-E-B inside the community and a location just south of I-10.
You give up: A higher MUD rate in many cases (Fulshear MUD 3A, $1.12 per $100 for 2025), and no city services because it sits in the ETJ.
Cross Creek Ranch vs. Cinco Ranch
Choose Cinco Ranch and you gain: 2025 Fort Bend MUD rates as low as $0.195 per $100 and Katy ISD, with LaCenterra close by.
You give up: Mostly homes built in the late 1990s and 2000s, older than much of Cross Creek Ranch.
Cross Creek Ranch vs. Fulshear
Choose Fulshear and you gain: More choices, including Cross Creek West new construction under the same association and acreage-size lots in original Fulbrook.
You give up: Some areas sit in the ETJ without city services, and road work on FM 1093 and FM 359 continues.
