Michael’s Take Broker opinion, based on the sourced facts above

My take: Jordan Ranch has its own H-E-B inside the community, and being near I-10 helps. The math I want you to see is the MUD 3A rate, the 0.25% foundation fee at closing and the distance east to wherever you work. If those three work for you, the builder choice here is wide.

Jordan Ranch vs. Nearby Neighborhoods

Jordan Ranch vs. Tamarron

Choose Tamarron and you gain: Lower starting prices (D.R. Horton from $274,990 on Oct. 20, 2026) and two clubhouses with about 8 miles of trails.

You give up: One builder, MUD rates of $1.07 to $1.17 per $100 and a city and school district picture that varies by section.

Jordan Ranch vs. Fulshear

Choose Fulshear and you gain: Older large-lot choices such as original Fulbrook, plus one city utility bill where the city serves.

You give up: A city tax ($0.190549 per $100 for 2026) on top of a MUD in many areas, and road work on FM 1093 and FM 359.

Jordan Ranch vs. Cinco Ranch

Choose Cinco Ranch and you gain: 2025 Fort Bend MUD rates from $0.195 to $0.605 per $100 and Katy ISD.

You give up: Resale homes only, many built in the late 1990s and 2000s.

Questions buyers ask about Jordan Ranch

Is Jordan Ranch a good place to live?

It suits buyers who want a new home near I-10 with an H-E-B and an elementary campus inside the community, plus amenities like a lazy river and a community farm. Builders offer 40 to 70 foot homesites. Check the MUD 3A rate, the 0.25% foundation fee and the HOA dues on the resale certificate, and drive your commute first.

Fulshear MUD 3A adopted $1.12 per $100 for 2025, a 0.25% foundation fee is collected at every sale, and the big energy employers are a drive east, so test that commute yourself. The community is in the ETJ rather than the city, and parks and commercial sections are still being built.

Due diligence

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Jordan Ranch.

01

Five taxing units and no city line

The developer's tax list names Lamar CISD, Fort Bend County, the Fort Bend Drainage District, Fulshear MUD 3A and Fort Bend ESD 4, with no City of Fulshear levy. Fort Bend County's table shows 2025 adopted rates of $1.1469 (Lamar CISD), $0.412 (county), $0.01 (drainage), $1.12 (MUD 3A) and $0.096628 (ESD 4) per $100; 2026 rates posted so far are $1.139, $0.407, $0.01 and $0.097567, with MUD 3A's 2026 rate not yet posted.

  • School homestead exemption: $140,000; county homestead exemption: 20% or $5,000.
  • The seller's bill reflects their value and exemptions, not yours.

Before you make an offer: Pull the FBCAD record for the lot, confirm there is no city line, and estimate the bill on your purchase price before you sign.

02

HOA dues plus the 0.25% foundation fee

The developer's FAQ describes a Your Community Foundation Committee fee of 0.25% of the sales price, collected at closing on each sale. SBB Management (281-574-2999) manages the association and orders resale certificates through Community Archives; transfer and capital contribution charges are not published.

Before you make an offer: Ask for the resale certificate or the builder's HOA disclosure and confirm the current dues, foundation fee and any capital contribution on your closing estimate.

03

New sections, builders and warranties

Johnson Development bought the land in 2015 and is still finishing sections, Star Fields Park and The Bend (retail, dining and office). Builders listed include Beazer, Chesmar, David Weekley, Highland, J. Patrick, Perry and Westin, each with its own contract, warranty and time-limited incentives (for example Perry's offer requires closing by Dec. 31, 2026).

Before you make an offer: Read the builder's warranty and incentive terms in the contract, check the incentive deadline against your closing date, and ask which nearby tracts are planned for commercial use.

Buying here

What to review before an offer in Jordan Ranch

  • Read the declaration and any supplemental declaration for the home’s section, plus the architectural guidelines, before your option period ends.
  • Order the resale certificate early and confirm every association that bills the home, with current dues and transfer fees.
  • Look up the parcel’s MUD or other district tax rates; they can be a large share of the total bill and vary by section.
  • Check the address on FEMA and county flood tools, request the seller’s flood disclosure, and price flood insurance before you commit.
  • Confirm school assignment for the exact address with the district.

What should sellers in Jordan Ranch know before listing?

Pricing in Jordan Ranch should come from recent sales in the same section, adjusted for lot, size and updates. Expect the buyer to ask for a resale certificate from Jordan Ranch homeowners association (legal name not shown on the developer's FAQ); ordering it early avoids delays. Because the home is in a utility or special district, Texas law requires a written district notice to the buyer, and a buyer comparing payments will look at the total tax rate. Golf, water and greenbelt frontage are the features buyers ask about first here; show them in photos and in the listing. Have the seller’s disclosure, any repair receipts and, if you have one, an elevation certificate ready before you list.
