Michael’s Take Broker opinion, based on the sourced facts above

My take: Fairfield is where I would look if you want Cypress at a lower price point and you are fine with a home from the 2000s. The listing will not tell you the MUD rate or the dues, so I would get the HCAD account and the resale certificate early, then run the flood maps before we talk numbers.

Fairfield vs. Nearby Neighborhoods

Fairfield vs. Cypress Creek Lakes

Choose Cypress Creek Lakes and you gain: Cypress Creek Lakes has newer homes (median built 2013), four posted pool sites and published dues of $900 to $1,155.

You give up: HAR's 2025 median market value there is higher, at $563,971.

Fairfield vs. Bridgeland

Choose Bridgeland and you gain: Bridgeland offers 16 builders, about 250 miles of trails and an H-E-B inside the plan.

You give up: You give up an established street for years of nearby construction, plus a MUD and a WCID.

Fairfield vs. Towne Lake

Choose Towne Lake and you gain: Towne Lake adds a 300-acre boating lake, a resident waterpark and a median year built of 2018.

You give up: Its MUD rates run from $0.58 to $1.50 per $100, and lake rules sit behind a resident login.

Questions buyers ask about Fairfield

Is Fairfield a good place to live?

It suits buyers who want an established Cypress neighborhood from the 2000s, US 290 and Park and Ride access, and HAR 2025 median values in the $350,000s to $410,000s. Before an offer, confirm the utility district and dues on the HCAD account and resale certificate, and do the flood research for the exact address.

What are the downsides of living in Fairfield?

The MUD rate and HOA dues are not published in one official place, so you have to pull them per address. Much of Cypress drains to Cypress Creek, where 8,750 homes flooded in Harvey (2017), so confirm which watershed the address drains to, and homes from 2003 to 2008 may need roofs and systems replaced.
