A 1972 land sale, built out over 30 years. The City of Sugar Land's parks master plan records that about 7,500 acres were sold in 1972 for First Colony, which was developed over the next 30 years. The city later annexed a number of First Colony MUDs as it grew. City of Sugar Land Parks, Recreation and Open Space Master Plan (2018)

Many associations became one, mostly. Early First Colony neighborhoods started as separate homeowners associations, and most later joined the First Colony Community Services Association (FCCSA), which says it is the largest of several associations in First Colony. Avalon, Chimneystone, Colony Village and the Highlands, Commonwealth, Settlers Grove and Settlers Park, and Sugarwood keep their own associations and facilities. First Colony CSA: neighborhoods

About 9,100 single-family homes plus townhomes. FCCSA reports 14,201 voting units across 80 neighborhoods: 9,103 single-family homes, 784 multi-family units and 4,314 non-residential units. First Colony Questions Buyers Ask

What are the pros and cons of living in First Colony?

The pros are the association's 10 neighborhood pools, 50 meter lap pool, 9 lakes and about 10 miles of trails, plus First Colony Mall, Town Square and two hospitals at the edge of the community. The cons to check are a home built during a development period that began in 1972, a levee or MUD tax that changes by section, and the fact that part of First Colony is in Missouri City with a different city rate.

  • Buyers who want an established resale home near a regional mall, Town Square and two hospitals
  • Buyers who want a choice between single-family homes and townhomes in the same master plan
  • Buyers who would ride a commuter bus to the Medical Center, Greenway Plaza or downtown

Who Might Prefer Somewhere Else?

  • If you want a newer home with the same Sugar Land city services, look at Telfair, where HAR's median year built is 2009.
  • If you want one association with a full recreation club included in the dues, compare New Territory or Riverstone.
  • If you want to buy new from a builder, Sugar Land has little land left; look at Sienna.

The Real Estate Reality

Median closed sale price, recent closed sales, price per square foot, days on market and inventory for First Colony come from the MLS, and HAR’s public pages do not publish them by neighborhood, so we do not show them here. Ask for a current MLS report for the streets you are considering. Full sources are on the First Colony Fact Sheet.

Michael’s Take Broker opinion, based on the sourced facts above

My take: First Colony is about amenities you already paid for, so use them as the tiebreaker between houses. Before you compare prices, pull the tax account, because the city, the levee district and any MUD change by section and can move the monthly payment more than a small price difference. Then compare the house's age with a newer Telfair house at a similar size before deciding which tradeoff you would rather live with.

First Colony vs. Nearby Neighborhoods

First Colony vs. Telfair

Choose Telfair and you gain: Newer houses, with a HAR 2025 median year built of 2009 and a 70 acre lake system in one association.

You give up: First Colony's lap pool, kayak boathouse and mall-side location, and Telfair's MUD and Fort Bend LID 17 rates are higher than First Colony's district rates.

First Colony vs. New Territory

Choose New Territory and you gain: A published 2027 assessment of $1,335 that includes The Club with its gymnasium and pool, and a lower HAR 2025 median market value of $446,999.

You give up: First Colony's lakes, boathouse and location next to First Colony Mall and the Town Square district.

First Colony vs. Riverstone

Choose Riverstone and you gain: A published $1,330 master assessment (2026) that covers The Club at Riverstone and more than 200 acres of lakes.

You give up: First Colony's established sections and city parks; some Riverstone sections add neighborhood or lake assessments, and some pay Missouri City taxes.

Questions buyers ask about First Colony

Is First Colony a good place to live?

It suits buyers who want association pools, lakes and trails with a regional mall, Town Square and two hospitals nearby. Most homes are resales from a build out that began in 1972, so check the home's age and systems, the levee district and MUD on its tax account, and whether it sits on the Sugar Land or Missouri City side.

Sources: First Colony CSA: about us First Colony CSA: amenities First Colony Mall Checked Oct 28, 2026

What are the downsides of living in First Colony?

The levee district and MUD change by section, and about a quarter of the homes are in Missouri City, which has a higher city rate. Several associations operate inside First Colony and we could not confirm the posted assessment, and the homes are older resales, so inspections and the resale certificate matter.
