Michael’s Take Broker opinion, based on the sourced facts above

My take: Telfair is the Sugar Land answer for buyers who want a newer, larger house without leaving the city. The price of that is a levee district plus a MUD, so I would compare the full tax bill, not just the list price, against a First Colony house before choosing. And because the association's dues are not posted online, I would get them in writing before we negotiate.

Telfair vs. Nearby Neighborhoods

Telfair vs. First Colony

Choose First Colony and you gain: Levee and MUD rates closer to $0.10 to $0.15 per $100, a 50 meter lap pool, a kayak boathouse and First Colony Mall at the edge of the community.

You give up: Telfair's newer homes, since First Colony was built out over about 30 years from 1972.

Telfair vs. New Territory

Choose New Territory and you gain: A lower HAR 2025 median market value of $446,999 and a published 2027 assessment of $1,335 that includes The Club.

You give up: Telfair's newer and larger homes, with a 2009 median year built against New Territory's 1997.

Telfair vs. Riverstone

Choose Riverstone and you gain: A published $1,330 assessment covering The Club at Riverstone and more than 200 acres of lakes.

You give up: Telfair's straightforward city status, since some Riverstone sections pay Missouri City taxes.

Questions buyers ask about Telfair

Is Telfair a good place to live?

It suits buyers who want a newer Sugar Land home, with a 2009 median year built, larger floor plans and about 70 acres of lakes and trails. Before you buy, add up Fort Bend LID 17, the MUD for that address and the association's assessment, which is not posted online.

What are the downsides of living in Telfair?

The tax bill carries a levee district ($0.38 per $100 for 2026) and a MUD ($0.17 to $0.24 for 2025) on top of the city, county and school rates. The HAR median runs higher than in New Territory, the dues are not published, and errands mean a drive to University Blvd or the Southwest Freeway.
