The short answer

Selling a home in Fulshear

Selling a home in Fulshear starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $464,277 for Jordan Ranch, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, school assignments and road projects and routes, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Seller preparation

What Fulshear buyers will ask, and what to have ready

  1. Inside city limits, in the ETJ, or in a MUD

A Fulshear address can be inside city limits (city tax $0.190549 per $100 for 2026, up from $0.167903 in 2025) or in the city's extraterritorial jurisdiction with no city tax. Every Fort Bend home pays Fort Bend County ($0.407 for 2026) and the drainage district ($0.01), plus Lamar CISD ($1.139 for 2026) or Katy ISD ($1.1171), and many pay a MUD and ESD 4 ($0.097567 for 2026). 2025 MUD rates on the county table include Fulshear MUD 1 $0.84, MUD 2 $1.08 and MUD 3A $1.12.

    • Use the city's "Am I a resident?" lookup and the FBCAD record.
    • School homestead exemption: $140,000.

What buyers will do: List every taxing unit on the FBCAD record, check each unit's adopted rate on the county's Truth in Taxation site, and estimate the bill on your price rather than the seller's.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Lamar CISD or Katy ISD, and campus caps

Lamar CISD serves most of Fulshear's ETJ, but some Fort Bend homes near Fulshear are in Katy ISD. Lamar CISD caps enrollment at some fast-growing campuses (Becerra Elementary in July 2026) and asks residents to call 832-223-0424 if a new street is missing from its School Finder.

What buyers will do: Run the address in Lamar CISD's School Finder or Katy ISD's SARA tool and confirm the current campus, including any cap, with the district before you sign.

What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

  3. FM 1093, Westpark Tollway and FM 359

The Fort Bend County Toll Road Authority is extending the Westpark Tollway about 4 miles along FM 1093 to Charger Way; the first 2 miles opened Feb. 28, 2026. TxDOT's FM 1093 project adds toll lanes to Cross Creek Ranch Blvd. and a four-lane road to FM 359, and TxDOT plans to widen FM 359 to Mason Road. Texas Heritage Parkway connects I-10 and FM 1093.

What buyers will do: If the home is near FM 1093 or FM 359, read the TxDOT project page for right-of-way and construction plans, and drive the route at the hours you would commute.

What to have ready: Nothing to fix here, but know the current road projects and routes so you can answer questions accurately.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
