Flood and Drainage Research for Harmony

Michael’s Take Broker opinion, based on the sourced facts above

My take: Harmony makes sense if you want a newer house and you will use the pools and the park. Because I could not confirm the MUD rate from an official source, the first thing I would do is pull the appraisal record for the exact lot and add the MUD to the county numbers. Then I would ask whether the section has its own association, and compare the total against a resale in Spring Trails before you write an offer.

Harmony vs. Nearby Neighborhoods

Harmony vs. Spring Trails

Choose Spring Trails and you gain: Spring Trails is finished, with 10 miles of trails, 400 acres of nature land, greenway access and a published MUD 94 rate of $0.660 per $100 (2025).

You give up: Its homes are resales from a community that reached build-out around 2011, and MUD 94 has a bond election on Nov. 3, 2026 labeled a tax increase.

Harmony vs. The Woodlands

Choose The Woodlands and you gain: The Woodlands has a town center, 151 parks, 220 miles of pathways and Township buses to four job centers.

You give up: Nearly everything is a resale, and values and MUD rates swing by village.

Harmony vs. Spring

Choose Spring and you gain: Spring offers a wider range of price points, Old Town Spring and METRO park-and-ride service to downtown.

You give up: Much of south Spring drains to Cypress Creek, where 8,750 homes flooded in Hurricane Harvey (2017), and homes are older.
