Michael’s Take Broker opinion, based on the sourced facts above

My take: Spring Trails is for the buyer who will actually use the trails and the greenway, and who wants a finished neighborhood rather than a construction zone. Before you write an offer, look at the result of the Nov. 3 MUD bond vote, ask whether the section is gated and what it adds to the $805 assessment, and pull the flood map for any lot near Spring Creek. Then put it next to Harmony and decide whether a newer house is worth the newer house price.

Spring Trails vs. Nearby Neighborhoods

Spring Trails vs. Harmony

Choose Harmony and you gain: Harmony, about 1.3 miles east (straight line) and also in Spring 77386, has newer homes (HAR 2025 median build years from 2014 to 2020), a recreation center with a pool and Barefoot Park's tennis and basketball courts.

You give up: You give up Spring Trails' finished, settled streets and its direct greenway connection, and you take on Harmony's own MUD and association layers.

Spring Trails vs. The Woodlands

Choose The Woodlands and you gain: The Woodlands has a town center, 151 parks, 220 miles of pathways and Township buses to four job centers.

You give up: Values and MUD rates swing by village, and nearly everything for sale is a resale with Township covenant approvals.

Spring Trails vs. Spring

Choose Spring and you gain: Spring offers a wide range of price points and older Harris County subdivisions near Old Town Spring and METRO park-and-ride lots.

You give up: Many south Spring addresses drain to Cypress Creek, where 8,750 homes flooded in Hurricane Harvey (2017), and the district varies by address.
