Michael’s Take Broker opinion, based on the sourced facts above

My take: Lake Olympia is a resale decision about house condition and water. I'd pull the FBCAD account to see which utility district the home is in, ask the seller what happened in 2016 and 2017, and look the address up on FEMA's map before touring a second time. If those check out, the lot sizes and the parkway access are the reason to keep it on your list.

Lake Olympia vs. Nearby Neighborhoods

Lake Olympia vs. Sienna

Choose Sienna and you gain: New homes from many builders, Fort Bend ISD campuses inside the community and large amenity centers.

You give up: A levee district ($0.4125 per $100, 2025) plus section MUDs and higher HAR market values ($409,279 median in Anderson Springs).

Lake Olympia vs. Quail Valley

Choose Quail Valley and you gain: A lower utility district rate (Quail Valley MUD $0.14 per $100, 2026) and the city's Quail Valley Golf Club.

You give up: Older houses, with HAR's 2025 median year built of 1975 in Quail Valley East.

Lake Olympia vs. Riverstone

Choose Riverstone and you gain: A finished club community where The Club at Riverstone is covered by the HOA assessment.

You give up: A levee district tax in every neighborhood (LID 15 at $0.245 per $100, 2025) and almost no new construction left.

Questions buyers ask about Lake Olympia

Is Lake Olympia a good place to live?

It suits buyers who want an established lake community with late 1980s and 1990s homes on decent lots, a clubhouse, and a Fort Bend Parkway interchange, at HAR market values below newer Fort Bend master plans. The main checks are house age, which utility district taxes the home, and the address on the flood maps.

What are the downsides of living in Lake Olympia?

All three Lake Olympia utility districts were under mandatory evacuation in Harvey (2017), and drainage there belongs to districts rather than the city. Homes are 30 plus years old, the tax bill stacks city, county, school and district rates, and association dues are not posted publicly.
