Michael’s Take Broker opinion, based on the sourced facts above
My take: Meyerland is where the lot size and the price make sense, and the bayou is the reason why. Treat each house as its own flood question: was it raised, rebuilt or original, and what does the elevation certificate say. Ask the association for the assessment on that exact lot and read your section's restrictions before you plan any project. If the flood homework checks out, it is a lot of yard for its HAR median value inside Houston.
Meyerland vs. Nearby Neighborhoods
Meyerland vs. Bellaire
Choose Bellaire and you gain: A zoned small city with its own police, fire, ambulance and library, and an H-E-B inside the city limits.
You give up: HAR's 2025 median market value rises to $1,029,086 on a 7,500 sq ft median lot, and Bellaire's own flood record includes Allison (2001), Memorial Day 2015 and Harvey (2017).
Meyerland vs. Braeswood Place
Choose Braeswood Place and you gain: Newer rebuilt homes in Braes Heights and Ayrshire (median built 2001 to 2002) and Route 2 to the Medical Center.
You give up: Higher HAR medians ($1,287,816 in Braes Heights) on 8,400 sq ft lots, with the same Brays Bayou flood history.
Questions buyers ask about Meyerland
Is Meyerland a good place to live?
It suits buyers who want a single-family lot near 10,000 sq ft, Loop 610 on the edge of the neighborhood and a lower HAR median value than Bellaire or Braes Heights. The things to check are the Brays Bayou flood record, whether a house was raised or rebuilt, and the deed restrictions for its section.

Meyerland flooded in 2015, 2016 and 2017, and the association does not require elevation, so houses vary a lot. Every exterior project needs association approval, the assessment amount is not published online, and many homes date from the early 1960s.
