Five Reasons People Love Living in Braeswood Place
1
The Brays Bayou trail
The association says a 14-mile walking and biking trail along Brays Bayou runs between the Medical Center and Zoo area and Bissonnet at Gessner, with a segment through Braeswood Place. The city lists Karl Young Park (5.50 acres, 7800 Stella Link) and Linkwood Park (6.00 acres) here.
METRO Route 2 runs along Holcombe to the TMC Transit Center every 15 minutes for most hours, with a Red Line transfer. TMC lists more than 120,000 employees.
HAR's 2025 Facts show Braes Heights with 881 homes at a median of 3,745 sq ft on an 8,400 sq ft lot, built 2001, and Ayrshire at 3,637 sq ft on an 8,969 sq ft lot, built 2002.
Braes Terrace (median year built 1952) and Braes Manor (1955) still center on original homes, with HAR median market values of $425,304 and $418,717 against $1,287,816 in Braes Heights.
All the association's subdivisions are restricted to single-family use, and it reports Braes Heights owners renewing their restrictions for another 10 years, with more than 60% signing.
Five Things You Should Know Before Moving to Braeswood Place
1
Brays Bayou flood history
HCFCD says severe flooding has hit the Brays watershed on average at least once a decade, estimates about 30,000 properties along Brays were damaged in Hurricane Harvey (2017), and counts 73,000 damaged residences countywide in Tropical Storm Allison (2001). HCFCD reported Project Brays more than 90% complete in January 2021, and it still says the risk of flooding remains.
Per the association, since Sept. 1, 2018 new homes and additions over one-third of the existing square footage must put the lowest occupied floor above the 500-year floodplain, with raised mechanical and electrical equipment. Confirm the current standard with the city.
Restrictions cap homes at 1 1/2, 2 or 2 1/2 stories depending on the subdivision, and the association charges $750 to review a new home and $250 for renovations that add square footage or outdoor structures.
Single-family restrictions bar leasing garage apartments and running a business from the house, including employees on site, client traffic or business deliveries.
Each of the seven subdivisions has its own restriction documents, the association does not guarantee its posted copies are current, and it lists mandatory dues only in Southern Oaks 1 and University Square. The constable patrol is billed separately ($325 on the association's page, no year stated).
If walking to shops and rail matters more than a bayou trail, look at the streets around Rice Village.
If you want 1920s architecture on boulevards instead of newer rebuilds, Boulevard Oaks is close by, at a higher price.

Michael’s Take Broker opinion, based on the sourced facts above
My take: Braeswood Place makes sense if being near the Medical Center and on the Brays trail is high on your list. I'd start with the HCFCD map, the elevation certificate and the seller's claim history, then look at whether the house already meets the post-2018 building standard or would have to if you added on. Read that subdivision's restrictions too, because story limits and the garage apartment rule change what you can do with the lot.
Choose Bellaire and you gain: Its own police, fire, water and zoning, plus an H-E-B with a pharmacy inside the city.
You give up: Bellaire has its own documented flooding (more than 2,000 structures in Harvey per a 2018 city overview) and requires a permit for almost any work.
Choose Rice Village and you gain: More than 60 merchants and the Red Line's Hermann Park/Rice U station within reach of the residential streets.
You give up: Houses there center on the 1940s (South Gate median year built 1941), and the 77005 ZIP is split between Houston and West University Place.
Questions buyers ask about Braeswood Place
Is Braeswood Place a good place to live?
It suits buyers who want to be near the Texas Medical Center with the Brays Bayou trail and city parks in the neighborhood, and it offers both rebuilt homes and original 1950s houses. The things to check first are flood history on Brays Bayou, the elevation of the house and the restrictions of the specific subdivision.
What are the downsides of living in Braeswood Place?
Brays Bayou has a documented flood record, including Allison (2001) and Harvey (2017), and HCFCD says risk remains after Project Brays. New homes and large additions must meet a higher floor elevation standard, story limits and plan review fees apply, and garage apartments cannot be leased.

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Braeswood Place.
01
Brays Bayou: storm record and Project Brays
Braeswood Place sits on both banks of Brays Bayou, a 127-square-mile watershed that HCFCD says was mostly urbanized before floodplain rules. HCFCD counts 73,000 damaged residences countywide in Tropical Storm Allison (2001), credits Project Brays with sparing about 2,300 homes and businesses in the Tax Day flood (2016), and estimates about 30,000 Brays properties were damaged in Harvey (2017). The $480 million Project Brays was designed to widen 21 miles of bayou and modify 32 bridges, including extending the Stella Link crossing; HCFCD says flood risk remains.
Neighborhood-level counts for these storms were not found on an official source; check the specific house.
Poor Farm Ditch, an HCFCD channel, carries stormwater through the area to Brays Bayou.
Newer rebuilds should have an elevation certificate from construction.
Before you make an offer: Check the address on FEMA and HCFCD maps, get the seller's disclosure, elevation certificate and flood claim history, and price flood insurance before the option period ends.
The Braeswood Place Homeowners Association (chartered 1951) covers 2,200 residences in Ayrshire, Braes Heights, Braes Manor, Braes Oaks, Braes Terrace, Emerald Forest and Southern Oaks, each with its own restriction documents. Homes are limited to 1 1/2, 2 or 2 1/2 stories depending on the subdivision, use is single-family only, and the association reviews building plans ($750 for a new home, $250 for qualifying renovations). Braes Heights residents have been renewing their restrictions for another 10 years.
The association makes no guarantee that posted documents are accurate; amendments are filed with Harris County.
The City of Houston Legal Department can also enforce deed restrictions (832-393-6333).
Before you make an offer: Identify the lot's subdivision and section, read its restrictions and amendments, and confirm the story limit before planning a rebuild or addition.
Braeswood Place is taxed by the City of Houston ($0.519190 per $100, 2025 rate per the city's notice and HCAD), Houston ISD ($0.8421, adopted 2026), Harris County ($0.41750, 2026), Flood Control ($0.05266, 2026), the Hospital District ($0.19528, 2026), the Port ($0.00603, 2026) and the Department of Education ($0.0048, 2025); confirm on HCAD whether Houston Community College ($0.098802) applies. HISD's homestead exemption is $140,000 plus 20% of appraised value. The seller's bill reflects the seller's value and exemptions, not yours.
The association's patrol page lists HOA fees of $135 and a separate $325 Constable Patrol-only fee (no year stated); its membership page says Southern Oaks 1 and University Square have mandatory dues.
File your own homestead exemption with HCAD after closing.
Before you make an offer: Pull the HCAD account to confirm the taxing units, estimate taxes at your price, and ask the association office (713-666-7248) what dues apply to the address.

What are the pros and cons of living in Braeswood Place?
Buyers point to the Brays Bayou trail and city parks, Route 2 to the Texas Medical Center, a mix of original 1950s homes and newer rebuilds, and renewed deed restrictions. The trade-offs are the documented Brays Bayou flood history, story limits and plan review, rules that differ by subdivision, limits on garage apartments and home businesses, and higher flood building standards for rebuilds.
What should buyers know before buying a home in Braeswood Place?
Check the address on FEMA and HCFCD flood maps and ask for the elevation certificate and claim history, read the restrictions for the lot's subdivision, ask the association what dues apply, estimate taxes on HCAD at your own price, and confirm zoned schools with Houston ISD.
Project Brays is a $480 million Harris County Flood Control District and Army Corps of Engineers project designed to widen 21 miles of Brays Bayou, modify 32 bridges and build four detention basins holding 3.5 billion gallons.
