My take: Park Lakes is worth a look if you want water and trails inside the neighborhood with Beltway 8 at the gate. The public information on dues and amenities is thin and some of it is old, so I would get the resale certificates and the HCAD tax account early and walk the amenities yourself. Then compare the full monthly cost with Balmoral and Fall Creek next door.
