Michael’s Take Broker opinion, based on the sourced facts above

My take: Cochran's Crossing gives you a lot of everyday convenience in one village: a big park and a grocery store on Research Forest Drive, plus a commuter bus lot. Because of the 2016 flood, I would treat flood research as step one, before you fall for a house. If you are torn between this village and Alden Bridge, line up the year built, the MUD and the flood history of the two streets side by side.

Cochran's Crossing vs. Nearby Neighborhoods

Cochran's Crossing vs. Alden Bridge

Choose Alden Bridge and you gain: Alden Bridge opened in 1994, so homes start about a decade newer, and it has Alden Bridge and Lakeside pools and Alden Bridge Park with fishing.

You give up: It sits farther west, about 5 miles straight-line from The Woodlands Mall, and parts are in MUD 46 or 47, two of the higher 2026 Woodlands Water rates.

Cochran's Crossing vs. Panther Creek

Choose Panther Creek and you gain: Panther Creek fronts Lake Woodlands, with Northshore Park, and parts of it are in MUD 1, whose 2026 rate is 0.063161.

You give up: Its homes are older, dating from 1977, and its grocery anchor has changed since Randalls closed in 2020.

Cochran's Crossing vs. Indian Springs

Choose Indian Springs and you gain: Indian Springs has an H-E-B at Indian Springs Center and one listed MUD (60).

You give up: It is one of the smaller villages, with 8 parks on the Township's GIS against 22 in Cochran's Crossing.

Questions buyers ask about Cochran's Crossing
