Why Live in Grand Central Park? The Good, The Bad & The Reality

Want a newer home with a Kroger Marketplace at the entrance, an 88-acre lake, about 10 miles of trails and city water from Conroe? Grand Central Park checks those boxes. The tradeoffs: every home pays a city tax plus a management district tax, and the new-home window is closing, with the developer saying fewer than 150 opportunities were left in August 2026.

Five Reasons People Love Living in Grand Central Park

  1. 1
    Shopping at the front door

Johnson Development's plan puts 336 Marketplace, more than 250,000 square feet anchored by Kroger Marketplace, and City Central along I-45 and Loop 336 as part of the community. City Central includes Sam Houston State University's College of Osteopathic Medicine and the Hyatt Regency Conroe.

Johnson Development: Grand Central Park commercial Johnson Development: New model homes and new park (Aug. 2026)

  2. 2
    Lakes, woods and trails

The developer says about half of the 2,000-plus acres stays natural, with the 88-acre Grand Lake and about 10 miles of trails.

Johnson Development: Grand Central Park builders receive final homesites Johnson Development: Grand Central Park commercial

  3. 3
    One district and city water

The whole community is inside the City of Conroe and one management district, and the City of Conroe provides water and sewer, so the taxing units are the same across sections.

Johnson Development: Grand Central Park MMD homebuyer's guide

  4. 4
    A real amenity center

The Lake House opened on Grand Lake in 2021; its architect describes a two-story building of about 7,000 square feet with a coffee and wine bar, an event space, cardio and yoga rooms and a patio over the lake.

Johnson Development: Grand Central Park builders receive final homesites Studio Red Architects: The Lake House

  5. 5
Lot widths from 40 to 70 feet

The developer's builder list covers Highland, Perry, Westin, David Weekley, Drees and Jamestown Estate Homes on lots from 40 to 70 feet.

    Grand Central Park: Home builders

Five Things You Should Know Before Moving to Grand Central Park

  1. 1
City tax plus a management district tax

Because the community is inside Conroe and in Conroe Municipal Management District No. 1, every bill includes both the city's $0.4272 per $100 and the district's tax, which can repay bonds for water, sewer, drainage, roads and recreation. The district's rate was not on the county's 2026 sheet, so get it from the tax office for the address.

Johnson Development: Grand Central Park MMD homebuyer's guide Montgomery County Tax Office: 2026 rates and exemptions

  2. 2
    The last new homesites

The final 159 homesites went to builders in December 2025, and the developer said in August 2026 that fewer than 150 new-home opportunities were left. Expect construction on the last sections and on Deer Lake Park, which the developer lists as coming soon.

Johnson Development: Grand Central Park builders receive final homesites Johnson Development: New model homes and new park (Aug. 2026) Grand Central Park: Amenities

  3. 3
    School zoning is changing

Janene Fowler Intermediate opened in August 2026 and Lynn Cartwright Junior High is expected in 2027, changing zoning for parts of the community, including Central and South Village.

Johnson Development: Changes coming to CISD school zoning

  4. 4
Dues are posted, other fees are not

The community's HOA page lists 2026 dues of $1,260 a year and the manager, but no transfer fee, resale certificate fee or capital contribution, so those come only from the resale certificate or builder contract.

    Grand Central Park: HOA

  5. 5
Highway and retail on two sides

The community is bordered by I-45 and Loop 336, with about 1.5 miles of frontage on each and commercial development along both. If road or retail noise matters to you, look at what sits behind the lot.

Who Might Love Grand Central Park?

  • Buyers who want new construction with major shopping inside the community
  • Buyers who want lakes and wooded trails in a master plan
  • Buyers who prefer city water and sewer to a MUD
  • Buyers who want I-45 and Loop 336 at the community's edge

Who Might Prefer Somewhere Else?

  • If you want more builders and years of new phases ahead, compare Artavia on SH 242.
  • If you want a resale in an established master plan with Township services, look at The Woodlands.
  • If you want an older in-town street or a lower price point, browse the rest of Conroe.

Median closed sale price, recent closed sales, price per square foot, days on market and inventory for Grand Central Park come from the MLS, and HAR’s public pages do not publish them by neighborhood, so we do not show them here. Michael’s Take Broker opinion, based on the sourced facts above

My take: Grand Central Park is close to finished, which cuts both ways. You know what the community looks like, but you have fewer lots to choose from, so compare the last builder inventory with nearby resales from 2021 on. Get the management district rate from the tax office, not a flyer, and ask the builder what is planned behind your lot along I-45 or Loop 336.

Grand Central Park vs. Nearby Neighborhoods

Grand Central Park vs. Artavia

Choose Artavia and you gain: Artavia has ten builders on 40 to 80 foot lots, no city tax and years of new phases ahead.

You give up: Its MUDs were each 1.35 per $100 for 2025, and the SH 242 retail land was still being marketed in 2026.

Grand Central Park vs. The Woodlands

Choose The Woodlands and you gain: The Woodlands has no master HOA bill, 151 parks, 220 miles of pathways and its own Town Center.

You give up: New single-family homes are nearly gone there, so you buy a resale and live with Township covenant review.

Grand Central Park vs. Conroe

Choose Conroe and you gain: Conroe's older neighborhoods start at much lower values, from a HAR 2025 median of $125,211 in Highland.

You give up: Older in-town homes lack the lakes, trails and amenity center, and they need more inspection.

Questions buyers ask about Grand Central Park

Is Grand Central Park a good place to live?

It suits buyers who want a newer home with shopping at the entrance, an 88-acre lake, about 10 miles of trails and Conroe city water. Check the management district rate for the address, the school zoning for the year you enroll and what is planned near the lot.

Due diligence

What Buyers Should Know Before Moving Here

Every Houston neighborhood has important details that buyers should understand before purchasing. Here are three key things to investigate before making an offer in Grand Central Park.

01

City tax, management district tax and dues

Every home pays the City of Conroe ($0.4272 per $100), Conroe ISD ($0.9471), Montgomery County ($0.3860), the Hospital District ($0.0458) and Lone Star College ($0.1058), all on the county's 2026 rate sheet, plus Conroe Municipal Management District No. 1. Add the association dues from CCMC. The MMD can issue bonds and levy taxes for water, wastewater, drainage, roads and recreation and to reimburse eligible developer costs.

  • The city gives a 20% homestead exemption plus $40,000 at 65 or with a disability; the county gives 20%; Conroe ISD gives $140,000.
  • The seller's bill reflects the seller's exemptions and capped value; your first bill starts from the new appraisal.

Before you make an offer: Before you sign, get the district notice and the resale certificate or builder disclosure, and total the rates on the MCAD record for the address.

02

Close-out: final lots, construction nearby, warranties

The final 159 homesites (45 to 60 feet) went to builders in December 2025, and the developer said in August 2026 that fewer than 150 new-home opportunities remained. Expect construction on the last sections and on Deer Lake Park, which the developer lists as coming soon. Builder prices and incentives change often, so compare them in writing.

  • Ask each builder for its written warranty and what it covers for workmanship, systems and structure.
  • Hire your own inspector for pre-drywall and final inspections.
  • Compare a new build with a nearby resale; HAR's 2025 facts show a median year built of 2021.

Before you make an offer: Get the builder's warranty and any incentive terms in writing before you sign the new-home contract.

03

New Conroe ISD campuses change zoning

Grand Central Park is in Conroe ISD. Bond-funded Janene Fowler Intermediate opened in August 2026 and Lynn Cartwright Junior High is expected in 2027, and both change zoning for parts of Grand Central Park, including Central and South Village students.

Before you make an offer: Enter the exact address in Conroe ISD's Find My School tool and confirm the campuses for the year you enroll with the district.

Grand Central Park has shopping at its entrance, lakes and trails on about half its land, one management district with city water and sewer, and several builders. Flood zones and property flood research

  • The Conroe MMD No. 1 is authorized to finance drainage systems along with water, wastewater and roads (developer guide). Source
  • Grand Central Park is inside the City of Conroe, so the city's floodplain management office and FEMA's Flood Map Service Center are the places to check a specific address. The watershed and any drainage project naming the community were not confirmed. Source

A neighborhood name does not tell you a home’s flood risk. For any specific address, check the FEMA flood map and the county’s tools, read the seller’s disclosure for prior flooding and claims, ask for any elevation certificate, and get a flood insurance quote during your option period.

Advantages and tradeoffs

Advantages

  • Retail and services next door: 336 Marketplace (Kroger Marketplace and other anchors) and City Central along I-45 are part of the development. Source
  • Large share of open land and water: the developer says about half of the 2,000-plus acres stays natural, with an 88-acre lake and about 10 miles of trails. Source
  • Single management district and inside Conroe city limits, with City of Conroe water and sewer, so the jurisdiction list is the same community-wide (developer). Source
  • Several builders and lot widths from 40 to 70 feet, with one-story plans offered by builders such as David Weekley and Highland. Source

Tradeoffs to weigh

  • Close-out: fewer than 150 new-home opportunities were left in Aug 2026, so builder and lot choice is shrinking. Source
  • Total tax rate around 2.76-2.77 per $100 before exemptions (developer: 2.7621 as of Aug 2026), including both a city tax and the MMD's 0.86. Source
  • Middle-school zoning is changing: Central and South Village students move to new campuses (Fowler Intermediate in 2026, Cartwright Junior High expected 2027). Source

Flood, drainage and property research

What to review before an offer in Grand Central Park

  • Read the declaration and any supplemental declaration for the home’s section, plus the architectural guidelines, before your option period ends.
  • Order the resale certificate early and confirm every association that bills the home, with current dues and transfer fees.
  • Look up the parcel’s MUD or other district tax rates; they can be a large share of the total bill and vary by section.
  • Check the address on FEMA and county flood tools, request the seller’s flood disclosure, and price flood insurance before you commit.
  • Confirm school assignment for the exact address with the district.

Where is Grand Central Park in Conroe?

Grand Central Park is a Johnson Development master-planned community in Conroe, Montgomery County. The developer says it sits between I-45 and Loop 336, with about 1.5 miles of frontage on each, south of downtown Conroe and north of The Woodlands. Addresses use Conroe ZIP codes 77304 and 77384 per HAR. Its own retail areas, 336 Marketplace and City Central, sit along those two roads, so most daily shopping is inside the development.

Being in the city also means city rules and permits apply, along with any association deed restrictions.

What should sellers in Grand Central Park know before listing?

Pricing in Grand Central Park should come from recent sales in the same section, adjusted for lot, size and updates. Expect the buyer to ask for a resale certificate from Grand Central Park Residential Association (developer HOA page heading: Grand Central Park Home Owners Association); ordering it early avoids delays. Because the home is in a utility or special district, Texas law requires a written district notice to the buyer, and a buyer comparing payments will look at the total tax rate. Have the seller’s disclosure, any repair receipts and, if you have one, an elevation certificate ready before you list.
