Michael’s Take Broker opinion, based on the sourced facts above

My take: Grogan's Point is about an established street and the trees in the oldest part of The Woodlands. Price every house as a renovation project until the inspection says otherwise, and ask the seller for Township approvals on every addition, pool and fence. Because HAR's public pages don't give this neighborhood its own numbers, I would price it from an MLS report of recent sales on these exact streets.

Grogan's Point vs. Nearby Neighborhoods

Grogan's Point vs. East Shore

Choose East Shore and you gain: A newer home (HAR median year built 2012) with a walk to Hughes Landing and a free trolley stop.

You give up: Land, since East Shore's median lot is 3,887 square feet, and you take on a neighborhood association plus a MUD that can run up to 0.131421.

Grogan's Point vs. Carlton Woods

Choose Carlton Woods and you gain: A gated neighborhood with a Nicklaus course and HAR 2025 median home size of 6,371 square feet built around 2006.

You give up: A higher MUD 46 rate (0.171612 for 2026) and Carlton Woods association fees on top of the Township covenants.

Grogan's Point vs. Benders Landing Estates

Choose Benders Landing Estates and you gain: Acre-scale lots (HAR median 44,710 square feet) and no MUD on the sampled lots.

You give up: Township parks, pathways and trash service, plus roadside ditch drainage that each owner keeps clear.

Questions buyers ask about Grogan's Point

Is Grogan's Point a good place to live?

It suits buyers who want an established street in The Woodlands' first village, a 6.7 acre neighborhood park and golf in the village, inside the Township with a low MUD 1 rate. Check the age and condition of the house and price it from recent MLS sales, since HAR publishes no neighborhood figures for it.

What are the downsides of living in Grogan's Point?

Homes are older and changes need Township approval, including tree removal. Errands require a drive to Sawdust Road or Town Center, and the nearby golf course is private, so a membership is a separate cost.
