The developer's 2025 rate sheet maps Sections 1, 12 and 14 to MUD 6, Sections 2, 3, 7 to 11 and 19 plus Aria Island to MUD 60, and Sections 4 to 6, 13, 15, 18 and 20 to MUD 67; the Township's MUD layer puts the Charleston Park sample point in MUD 6. Woodlands Water says its map boundaries are approximate, so read the MCAD record for the address. HOA and deed restrictions

No assessment amount is published by an official source, so we do not show one. The resale certificate for the address shows what it owes.

The Township's association layer puts the Charleston Park sample point under both The Woodlands Association covenants and the Lake Woodlands Property Owners Association. Exterior changes need Township approval, and the Township's guide says owners answer for improvements made by prior owners. The Woodlands Township: Covenants at a glance Guide to the revised deed restrictions in The Woodlands

Rates are per $100 of taxable value; a tax bill also depends on the appraised value, exemptions and which units cover the address. Look an address up: Montgomery Central Appraisal District property search, Montgomery County Tax Office, True Cost of Homeownership calculator.

Flood and Drainage Research for East Shore

Many East Shore homes sit along Lake Woodlands. No single agency runs flood planning for all of Montgomery County, according to the SJRA, so check the address on FEMA's flood map and with the county engineering department. After Hurricane Harvey (August 2017), preliminary data showed 141 homes in The Woodlands with flood damage, Community Impact reported; the report does not break that down by neighborhood. Community Impact: Montgomery County feels effects of Hurricane Harvey (Sept. 2017)

Flood zones are mapped parcel by parcel, and no guide can tell you whether a particular house has flooded or will flood. Ask the seller for the flood disclosure and any elevation certificate, and price flood insurance before your option period ends.

Michael’s Take Broker opinion, based on the sourced facts above

My take: East Shore is a lifestyle purchase. You are paying for the walk to Hughes Landing, the trolley and the lake, not for land. Before you write an offer, find out which of the three MUDs the house is in, get the neighborhood association's resale certificate and dues, and pull the FEMA map for any lakefront lot.

East Shore vs. Nearby Neighborhoods

East Shore vs. Grogan's Point

Choose Grogan's Point and you gain: Larger lots (two HAR records we read show lots over half an acre), with MUD 1 at 0.063161 per $100 for 2026, below MUD 60 and MUD 67.

You give up: The walk to Hughes Landing and the trolley stop; errands there mean a drive to Sawdust Road or Town Center, and the homes we found date to the early 1990s.

East Shore vs. Carlton Woods

Choose Carlton Woods and you gain: Estate lots, with HAR's 2025 median lot at 27,325 square feet, inside a gated neighborhood with a Nicklaus course.

You give up: Walkability to Town Center, and you pay a higher MUD 46 rate (0.171612 for 2026) plus Carlton Woods association fees.

East Shore vs. Grogan's Mill

Choose Grogan's Mill and you gain: The rest of The Woodlands' first village, with a wider range of home ages and lot sizes around the Tournament Course.

You give up: East Shore's newer construction (HAR median year built 2012) and the lake and trolley at your door.

Questions buyers ask about East Shore

Is East Shore a good place to live?

It suits buyers who want newer homes, a lake view and a walk to Hughes Landing, the Pavilion and a free trolley. The things to check are the price, which HAR puts at a 2025 median market value of about $1.85 million, the small lots, which MUD the home is in, and the neighborhood association's dues.

Sources: The Woodlands (Howard Hughes): Model homes now open in East Shore (July 27, 2020) The Woodlands Township GIS: Trolley stops (East Shore area) The Woodlands Township Transit: Trolley hours and fare Checked Oct 28, 2026

What are the downsides of living in East Shore?

You pay a high price for little land: HAR's median lot is 3,887 square feet. The section decides whether you are in MUD 6, 60 or 67, there are association layers on top of the Township covenants, and lakefront homes need flood map research address by address.
