Flood and Drainage Research for Veranda

Veranda is taxed by Fort Bend LID 6, a levee improvement district. During Harvey, Fort Bend County's Aug. 27, 2017 order placed Fort Bend County LID 6 under mandatory evacuation as the Brazos rose; the order does not say which homes took water. The Brazos River gauge at Richmond crested at a record 55.19 feet in Harvey (Sept. 1, 2017) and 54.74 feet on June 2, 2016; the NWS says homes in Richmond begin to flood at 50 feet. National Weather Service: Brazos River at Richmond (RMOT2)

The county posts Brazos River inundation maps for 43 to 55 foot stages, a levee district map and its floodplain tool; FEMA's maps for Fort Bend County are effective April 2, 2014. Inside Richmond city limits, floodplain work needs a city floodplain development permit. Flood zones are mapped parcel by parcel, and no guide can tell you whether a particular house has flooded or will flood. Ask the seller for the flood disclosure and any elevation certificate, and price flood insurance before your option period ends.

Michael’s Take Broker opinion, based on the sourced facts above

My take: Veranda gives you a newer house and a lot of amenity for the price, but the tax bill has more lines than most. I'd confirm city, MUD 215 and LID 6 on the FBCAD account, put the address on the county's Brazos and levee maps, and check the Lamar CISD finder for the year you enroll. Ask where the rental section sits if that matters to you.

Veranda vs. Nearby Neighborhoods

Veranda vs. Harvest Green

Choose Harvest Green and you gain: Fort Bend ISD, a working farm and no city or levee district tax on HAR's table.

You give up: A higher HAR median market value ($528,380) and MUD rates from $0.85 to $1.45 (2025).

Veranda vs. Pecan Grove

Choose Pecan Grove and you gain: Larger lots (HAR median 10,154 sq ft), a golf course and a $0.625 MUD rate (2025).

You give up: Homes from the 1980s (median year built 1986) and a voluntary Harvey evacuation order in 2017.

Veranda vs. Richmond

Choose Richmond and you gain: Historic downtown homes near the 1909 courthouse and museums.

You give up: Much older housing (HAR median year built 1948 in the old townsite) and the river close by.

Questions buyers ask about Veranda

Is Veranda a good place to live?

It suits buyers who want a newer house with a pool complex, trails and an elementary campus inside the community, right on US 59 with city water. The main checks are the city, MUD and levee district taxes, the Lamar CISD assignment, and the lot's flood map status.

What are the downsides of living in Veranda?

Taxes stack, with the City of Richmond, MUD 215 and LID 6 on top of county and school rates, and LID 6 was under mandatory evacuation in Harvey. Lamar CISD is growing fast, dues are not published, and a rental section was proposed in 2021.
