Michael’s Take Broker opinion, based on the sourced facts above

My take: Pecan Grove trades newness for land, golf and a lower district rate, and that can be a great trade. Before I'd write an offer I want the county's Brazos inundation map for the street, an answer on which school district the address is in, and the POA and club costs in writing. Then I'd price the updates a 1980s house needs before comparing it with a new build.

Pecan Grove vs. Nearby Neighborhoods

Pecan Grove vs. Harvest Green

Choose Harvest Green and you gain: Newer homes (HAR median year built 2019), Fort Bend ISD throughout and two amenity complexes.

You give up: Smaller lots (median 7,597 sq ft) and MUD rates of $0.85 to $1.45 per $100 (2025).

Pecan Grove vs. Veranda

Choose Veranda and you gain: Homes built mostly since 2017 with city water and a resident pool complex.

You give up: City of Richmond and levee district taxes plus a $0.73 MUD rate (2025).

Pecan Grove vs. Quail Valley

Choose Quail Valley and you gain: A much lower utility district rate (Quail Valley MUD $0.14 per $100, 2026) and a city-owned golf club.

You give up: Older and smaller lots (HAR median 7,603 sq ft and 1975 build year in Quail Valley East) plus Missouri City taxes.
