Michael’s Take Broker opinion, based on the sourced facts above

My take: Windrose makes sense if you want the golf course out the back door with City Place and I-45 to the east. The two HAR sections are very different houses, so decide whether you want West or Eaglewood before you tour. Then get the MUD rate off the HCAD account and the dues off the resale certificate, because neither is easy to find online.

Windrose vs. Nearby Neighborhoods

Windrose vs. Gleannloch Farms

Choose Gleannloch Farms and you gain: Gleannloch adds an equestrian center, more than 41 acres of lakes, three recreation centers and a 27-hole club open to the public.

You give up: Its MUD 383 rate was $0.525 per $100 for 2025, and it sits farther west from I-45 and City Place.

Windrose vs. Spring

Choose Spring and you gain: Spring's newer master plans, City Place and Woodson's Reserve, offer new construction near I-45 and the Grand Parkway.

You give up: New sections come without a golf course in the neighborhood, and parts of Spring fall in Spring ISD instead of Klein ISD.

Questions buyers ask about Windrose

Is Windrose a good place to live?

It suits buyers who want a public golf course in the neighborhood with FM 2920, the Grand Parkway and I-45. Check the MUD rate and HOA dues on the HCAD account and resale certificate, and inspect a house built in the early 2000s.

What are the downsides of living in Windrose?

The MUD rate and association dues aren't published where we could confirm them, so they take extra work to verify. Homes are about 20 years old, course lots sit near wetlands worth checking on flood maps, and the ESD 16 fire district has proposed a higher 2026 rate.
