Michael’s Take Broker opinion, based on the sourced facts above

My take: Gleannloch puts a public golf course, horses and lakes inside one neighborhood, and you can play the course without buying a membership. Before you write an offer, pull the HCAD account to see whether it's MUD 383 or 367, get the resale certificate for the real dues, and make sure the section is actually in the main association. Then compare the same money in Windrose and Champion Forest.

Gleannloch Farms vs. Nearby Neighborhoods

Gleannloch Farms vs. Windrose

Choose Windrose and you gain: Windrose has its own public 18-hole course, WindRose Golf Club, with memberships from $219 a month, and sits at FM 2920 and Kuykendahl Road near City Place.

You give up: You give up the equestrian center, the 27 holes and Gleannloch's three recreation centers; HAR's two Windrose sections show 2025 median values of $382,212 and $542,791 against Gleannloch's $467,929.

Gleannloch Farms vs. Champion Forest

Choose Champion Forest and you gain: Champion Forest posts a $250 per lot assessment for 2026 and its Cypress Forest PUD rate was $0.247 for 2025, both lower than Gleannloch's MUDs.

You give up: Homes are older (HAR median year built 1982), and the area beside Cypress Creek flooded in Hurricane Harvey (2017) along with the former Raveneaux club.

Questions buyers ask about Gleannloch Farms
