Rental Portfolio Financing Questions
Financing several homes at once raises questions a single-home loan does not. These are the ones to settle with your lender early.
One loan or several?
A portfolio can be financed with separate loans on each home or a single blanket loan that covers several. A blanket loan can simplify closing but ties the homes together: selling one later may require the lender to release it, often for a set payment.
DSCR loans
Many investor loans qualify the property on its own income, comparing rent to the full monthly payment including taxes and insurance (the debt service coverage ratio). See what a DSCR loan is and test scenarios with the DSCR calculator.
What lenders ask for
Expect requests for the rent roll and leases, tax and insurance figures for each home, entity documents if you buy through an LLC, proof of reserves and appraisals that may include a rent schedule for each home.
Keep financing separate from performance
Compare portfolios on NOI first. Your rate, term and down payment then decide your cash flow. Loan programs, rates and terms change often, so get current quotes; this site does not quote rates.
Assuming the seller’s debt
Do not assume an existing loan can be taken over. Most loans require the lender’s approval to assume, and some cannot be assumed at all.
