The short answer

Selling a home in Cypress

Selling a home in Cypress starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $596,525 for Towne Lake (Harris), an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, flood history and insurance and ongoing construction and builder warranties, so the preparation below is built around those questions, each with the source we used.

Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

What these numbers do not tell you: what a home like yours would sell for today. That comes from an MLS report on recent sales comparable to your home (similar size, age, lot and condition), which is what a pricing review is built on. • Many builders and master plans

Bridgeland's builder directory lists builders across Creekland Village, Prairieland Village and Bridgeland Central, and Towne Lake is built around a lake of about 300 acres.

Seller preparation

What Cypress buyers will ask, and what to have ready

  1. County, Cy-Fair ISD, ESD and your MUD

Cypress is unincorporated, so there is no city tax. A typical bill combines Harris County ($0.38096 per $100), Flood Control ($0.04966), the Hospital District ($0.18761), the Port ($0.0059) and the Department of Education ($0.0048), all 2025 adopted rates, with Cy-Fair ISD ($1.0669 for 2025), an ESD such as ESD 9 ($0.03883 adopted for 2025, raised for 2026) and the home's MUD. Cy-Fair ISD adds a 20% local homestead exemption to the state's $140,000.

    • MUD rates vary widely; Cypress Hill MUD 1 adopted $0.51 for 2025.
    • The seller's bill reflects the seller's exemptions and capped value; your first bill starts from the new appraisal.
    • Not every Cypress address is in ESD 9; the HCAD account lists the units.

What buyers will do: Pull the HCAD account, match each unit to its adopted rate on the Tax Office list, and read the MUD's notice to purchaser before you sign.

What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

  2. Cypress Creek and Little Cypress Creek

Most of Cypress drains to Cypress Creek or Little Cypress Creek. Community Impact reported that 8,750 homes in the Cypress Creek watershed flooded in Hurricane Harvey (2017), and HCFCD lists the 2016 spring floods, Hurricane Ike (2008) and Tropical Storm Allison (2001) among the watershed's events. Upper Cypress Creek also has detention work listed jointly with the Addicks Reservoir watershed.

    • MAAPnext draft maps may move floodplain lines but cannot be used for insurance until FEMA issues preliminary maps.
    • Ask for the seller's flood disclosure, any elevation certificate and the NFIP claims history; homes outside the mapped floodplain can still flood.

What buyers will do: Check the address on FEMA's map, HCFCD's mapping tool and MAAPnext, and price flood insurance during your option period.

What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

  3. Buying new: MUD bonds, builders and building nearby

New sections move west into the Little Cypress Creek watershed, where HCFCD is planning regional detention ahead of development. A MUD pays for water, sewer and drainage with bonds backed by a tax on all property in the district, and Texas law requires the seller to give a district notice showing the tax rate and bonds before you sign. Builder lineups change; Bridgeland's directory lists the current ones.

    • Ask each builder for its written warranty and what it covers for workmanship, systems and structure.
    • Hire your own inspector for pre-drywall and final walk-throughs.
    • Expect construction traffic while nearby sections are built.

What buyers will do: Get the MUD notice and the builder's warranty in writing before you sign a new-home contract.

What to have ready: Builder warranty papers and whether they transfer, your closing documents from the builder and the lot’s plat information.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
