The short answer
Selling a home in Tomball
Selling a home in Tomball starts with pricing against recent sales of comparable homes nearby, not a neighborhood average. HAR’s 2025 facts put the median market value at $270,585 for Tomball, an appraisal-district value rather than a sale price. Buyers here tend to ask about property taxes, school assignments and flood history and insurance, so the preparation below is built around those questions, each with the source we used.
Michael O’Neal holds Texas broker license #624124 (TREC record). The Michael O’Neal Group has helped 2,035 families over 13 years across Greater Houston.

Seller preparation
What Tomball buyers will ask, and what to have ready
Inside the city or outside it
Inside city limits a home pays the City of Tomball ($0.340940 per $100, tax year 2025), Tomball ISD ($1.0629 for 2025-26), Lone Star College ($0.1060 for 2025) and the Harris County units: county $0.38096, Flood Control $0.04966, Hospital District $0.18761, Port $0.0059 and Department of Education $0.0048 (2025). Outside the city there is no city tax, but there is often a MUD or utility district instead.
- Texas school homestead exemption: $140,000, plus $60,000 more at 65 or with a disability.
- The seller's bill shows the seller's exemptions and capped value; yours starts from the new appraisal.
- Some Tomball-address communities are in other school districts; Sorella is in Waller ISD.
What buyers will do: Pull the HCAD account to see whether the home is inside the city and which MUD, if any, applies, then total the rates before you make an offer.
What to have ready: Your latest tax statement with its list of taxing units and your exemptions. Buyers know their own bill will be figured on their own value and exemptions, so a clear breakdown helps.

New campuses and new zones through 2026-27
Tomball ISD approved new elementary zones on Jan. 9, 2024, intermediate and junior high zones on Nov. 12, 2024, and high school zones on Dec. 9, 2025. West Elementary opened in 2024-25, West Intermediate in 2025-26, and Intermediate #5 and Tomball West High School open in 2026-27.
What buyers will do: Look up the address on Tomball ISD's attendance zone map for the school year you will enroll, and confirm the assigned campuses with the district.
What to have ready: Point buyers to the school district’s own school finder; never state a school assignment yourself.

Willow Creek, Spring Creek and Cypress Creek
Willow Creek drains about half the city across a 54-square-mile watershed. North of town, Spring Creek forms the county line, and areas to the south may drain to Cypress Creek. HCFCD lists Willow Creek projects including buyouts and floodplain preservation, channel work on Tributary M124, and the Cypress Rosehill and Boudreaux detention basins; check each project's status.
- Draft MAAPnext maps are for awareness only until FEMA issues preliminary maps.
- Ask the seller for the flood disclosure, any elevation certificate and the property's NFIP claims history; a home outside the mapped floodplain can still flood.
What buyers will do: Run the address on FEMA's map and HCFCD's mapping tool, and get a flood insurance quote during your option period.
What to have ready: Your seller’s disclosure flood answers, any elevation certificate, your flood insurance declarations page and records of any claim, repair or mitigation work.

Insurance and disclosures: buyers will price homeowners and flood insurance before they commit. Have your current declarations pages, any elevation certificate and any flood-claim history ready; Texas sellers also answer flooding questions on the seller’s disclosure notice (Texas Property Code §5.008).
